Tliat the 2002 Comprehensive Plan designates the Subject Property as low density <br />residential. <br /> <br />That the Applicant has submitZed a Compreher~sive Plan Amendment to change the land <br />use designation in the Connprehensive Plan from low density residential to medium density <br />res idential. <br /> <br />That the Applicant has submitted a general development plan that proposes to develop the <br />property with townhomes at a density that will not exceed 7 units per acre as'~stablished in <br />the R-2 Medium Density Residential district. <br /> <br />That the proposed zoning amendn-tent wili/wil[ not substantially adversely impair the use or <br />mad<et value of any surrounding property. <br /> <br />10. That the proposed zoning amendment will/will not change the essential character of the <br /> area. <br /> <br />11. That the existing road infrastructure will/will not be capable of accommodating, in a safe <br /> manner, the additional traffic to be generated by the rezoned property. <br /> <br />12.
