Box 238 <br />Champlin, MN 55316 <br /> <br />Re: 'Ih'elimiaary Plat .Review: Alpine Aores 2nd Addition <br /> <br />Dear Tim: <br /> <br />We are in receipt of your preliminary prat to develop a townhome plat in the City of Ramsey. <br />The prelim/nary plat consists of one (1) sheet dated May 23, 2003 prepared by H~canson <br />Anderson Associates. We are also in receipt of a Landscape Plan, Natural. Features Sheet, Site <br />Utility Plan, and Grading and Erosion Control Plan (2 sheets) all dated May 23~',2003 and <br />prepared by Hakanson Anderson. We offer the following comments: <br /> <br />General: The subject property is ,approximate[y 1.36 acres in size and is generally located at the <br />intersection of Alpine Drive and S(infish Lake Blvd. The preliminary plat is proposing to develop <br />a total of 6 townhome units on the subject property. The townhomes will be subject to a site plan <br />review l'br all other aspects of the proposal including but not limited to architectural standards, <br />ofl"-stmet parking, structure setbacks, and landscaping. The results of the site plan review may <br />impact tim actual number of townhomes to be developed on the property. <br /> <br />Zoning: The subject propet'ty is zoned R-1 Single Family Residential. The City has received a <br />Comprehensive Ptan Amendment and Rezoning request to change the outlot's designation in the <br />Comprehensiws Plan to medium density residential and rezone the property to R-2 Medium <br />Density R_esidential in order for the subjectproperty to be developed with townhouse units. <br /> <br />Densit3,: The subject property is limited to a maximtma net density of seven (7) units per acre. <br />The subject property i.s approximately 1.36 net acres (exclusive of wetlands and major road right- <br />ol:-way), which results in a net density of 4.4 units per acre. The proposed' development complies <br />wit'b Git), Code. <br /> <br />Streets: The six units in the subdivision ~ill be provided access v(a a private street which exists <br />onto the cul-de-sac on Tungsten Street, a public street. <br /> <br />8a <br /> <br /> <br />
