CASE #: 7 <br />REQUEST FOR SITE PLAN REVIEW OF ALPINE ACRES 2nd ADDITION, <br />CASE OF OAK CREEK BUILDERS, INC. <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Oak Creek Builders, Inc. has submitted a site plan for the development of a townhouse <br />subdivision. The property is generally located at the intersection of Alpine Drvie and Sunfish <br />Lake Blvd. Oak Creek Builders is representing the property owners. (Staff has received a copy <br />of the purchase agreement between Oak Creek Builders and the estate holders of the subject <br />property). <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site Plan <br />City Staff Review Letter dated May 30, 2003 <br /> <br />Notification: <br /> <br />State statute does not require notification of site plans. However, property owners within 700 feet <br />of the subject property have been notified of the public hearing for the preliminary plat. <br /> <br />Observations: <br /> <br />The subject property is zoned R-1 Single Family Residential. The Planning Commission will be <br />reviewing a comprehensive plan amendment and rezoning request prior to the site plan case at <br />the June 5, 2003 meeting. The applicant would like the .property to be changed in the <br />Comprehensive Plan to medium density residential and rezoned to R-2 Medium Density <br />Residential, in order for the property to be developed with townhomes. <br /> <br />The site plan is proposing a net density (exclusive of wetlands and major road right-of-way) of <br />4.4 units per acre, the proposed development complies with the R-2 maximum density restriction <br />of 7 units pe.r acre. <br /> <br />The development will be serviced by a private street that accesses a public street in the proposed <br />Alpine Acres subdivision located north of the subject property. The site plan complies with <br />private street length and width requirements established in City Code. <br /> <br />The townhouse units meet or exceed townhouse size, setbacks, and structure height requirements <br />established in the R-2 District. <br /> <br />87 <br /> <br /> <br />
