Site Plan Review: Alpine Acres
May 16, 2003

Setbacks: The proposed development is subject to the following setbacks:

Building setback from public street 25 feet
fight of way
Building setback from. private street 25 feet
Building setback from exterior 30. feet
development boundar7 line
Setback from building to building 20 feet

The site plan indicates that all the townhouse units meet or exceed the setbacks established in the
R-2 district. In the event the proposed southwestern private street is converted to a dedicated
public street, setback compliance will need to be revisited for those units that front along the
subject street.

Structure Height: City Code restricts building height to 35 feet. Staff has been supplied
information that states the townhouse structures will range in height from 29 feet to 31.5 feet.

Off-Street Parking Requirements: The proposed development is required to .provide a
minimum of 404 off-street parking spaces (2 park/ng stalls per unit) within the development. The
proposed townhouse units will all include a two stall garage and a driveway that will be 25 feet
in length. The proposed garage and driveway will provide enough area for more than two off-
street parking stalls per unit. :

Maximum Driveway Width: The maximum driveway width permitted for each unit is 20-feet..
The site plan appears to meet this requirement,-however the site plan should, be revised to include
this information.

Architectural Standards: .Building elevations have been provided for the eight, six, and four
unit structures. Exterior mater/als are proposing to consist of vinyl siding with brick accents. The
exterior materials for the proposed townhouse structures meet City Code requirements. Staff will
need to be provided information pertaining to the exterior materials for the three-plex structures.

Landscaping: According to the plans dated April 2, 3003, there will be eleven 8-unit buildings,
eight 6-unit buildings, twelve 4-unit buildings, and six 3-unit buildings, resulting in a total of 202
units. For each unit, there should be a minimum of two overstory trees, four ornamental trees,
and twelve shrubs (resulting in a minimum of 404 overstory trees, 808 ornamental trees, and
2,424 shrubs).

The landscaping plans submitted shows the typical plantings for the 8-unit buildings and 4-unit
buildings as well as additional plantings along Nowthen Blvd. The 8-un/t buildings show ten

43
