CASE <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF DUCK RIDGE: <br />CASE OF MIKE LEBLANC <br /> By: Sylvia Frolik, Community Development Director <br /> <br />Background: <br /> <br />Mike LeBlanc is requesting sketch plan review of a minor subdivision to replat Lot 1, <br />Block 6, Peltzer Addition and Outlot A of Regency Pond into 4 urban residential lots; one <br />existing homestead and 3 new lots for development. The subject project area is located at <br />14910 Garnet Street and north of 149th Lane. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Proposed subdivision <br />City StaffReview Letter dated April 24, 2003 <br /> <br />Notification: <br /> <br />No public hearing is required at the sketch plan stage of a plat. However, the City Council <br />recently adopted a policy requiring notification of a proposed subdivision be sent out to <br />residents within 350 feet of the subject property during sketch plan submittal. Staff <br />attempted to notify property owners within 350 feet of the subject property. <br /> <br />Observations: <br /> <br />The sketch plan is proposing to subdivide property from the existing homestead and <br />create three new residential lots for development. The project area is located within the <br />Metropolitan Urban Service Area (MUSA) and is zoned R-1 Residential. The <br />Comprehensive Plan designates this area for low density single family development and <br />low density has been established at 3 units per acre. The proposed sketch plan meets <br />density requirements. . <br /> <br />The three newly created lots meet the minimum dimensional and area standards <br />established in the R-1 Residential District, provided that a minor adjustment is made to <br />Lot 2. <br /> <br />85 <br /> <br /> <br />
