The plat will gain access from 149th Lane, which is an existing dead-end street that <br />significantly exceeds the 600-foot length restriction. Staff is recommending that 149th <br />Lane be converted to a through street that will connect with Garnet Street. If this <br />recommendation is acted upon, the subdivision application will have to be revised from a <br />minor plat to a major plat. Major plats are required when public improvements are to be <br />constructed. Preliminary plat public l~earings and approvals are required with major <br />plats. <br /> <br />Ail 4 lots will be required to hook up to municipal water and sanitary sewer services that <br />are currently available to the area.
