All lots shall have a minimum of a 10 foot draina,.ze and utility easement <br /> <br />adjacent to ail road ri~2ht of way and unplatted areas and 5 feet alone all <br />cmrunon prope~W lines being platted. Also treater easements may be <br />required to protect areas in accordance with the approved ~adina and utility <br />plans. Easements at least ten feet wide on front lines and 20 feet wide <br />centered on rear or side lot lines shall be provided for utilities where <br />necessary. Ail -.ander,,,round utility service <br />lines, includin~ water, draina~4e and sanitatw sewer systems which traverse <br />private property, shall be installed within recorded easements. · <br /> <br />Subd. 7 <br /> <br />Delineation and Encumbrance of Wetlands on all plats: <br /> <br />That the presence of any public or private drainaqe ditches shall be <br />identified on all plats and encumbered within a sixty-six fbot wide drainage <br />and utility easement. <br /> <br />b: That the delineation of wetlands and encumbrance of wetlands with public <br /> <br />drainage and utility easements shall be required on all plats, except that any <br />lots proposed to be 10 acres or more in size that are located in plats that are <br />outside the boundaries of the Metropolitan Urban Service Area shall be <br />exempt from the wetland delineation ~md encumbrance requirement. This <br /> <br />exemption does not supercede tl~e City's attthodtv to require the <br />establishment of drainaae easements, if necessary, over the proposed <br />method of conveying and disposi.n..g surface water drainaae within and <br />beyond the limits of the plat to publicly owned or controlled draina.ge <br />facilities or ston,n sewers.
