Grades and specifications shall be as approved <br />bv the City Enzineer. All paved trailways shall be of an eight-foot (8') <br />width with two-foot (2') g-faded shoulders. All horse and' wilderness <br />trai]wavs shaI1 be..~aded to a minimum four-foot (4') width and <br />surfaced as determined by the Park and Recreation Commission. <br /> <br />11. <br /> <br />-Sidewalks. All subdivisions within the urban service area shall have <br />not less than a five-foot (5') wide concrete sidewalk on at least one <br />side of each through street or anticipated through street to provide for <br />safe pedestrian traffic. Sidewalks may be required on cul-de-sacs. All <br />sidewalks shall be located within the easement area of the road right of <br />way. Wherever possible, placement of the sidewalk within the <br />easement area should allow for a mirLimum of one foot (1 ') separation <br />between the edge of one side and the residential property line. The <br />sidewalk shall be constructed as a Stage 1 improvement. Cost of <br />sidewalk construction shall be borne by the developer and not eligible <br />for credit against park and trail dedication fees. The design must meet <br />current standards of the City, comply with the Americans for <br />Disabilities ACT (ADA), and be shown on the preliminary plat for <br />approval. All sidewalks required by the City shall be constructed of a <br />four-inch concrete placed on a four inch (4") .~avet base. <br /> <br />12. <br /> <br />(a) Maintenance - The City Council annually shall determine the <br /> level of snow removal required of adjacent homeowners and to <br /> provide for the establishment of a fund to allow for repair or <br /> replacement of damaged sidewalks in the future. <br /> <br />-Boulevard Sodding. This item shall be completed just prior' to <br />occupancy of the building. This item. may be completed sooner <br />provided the developer or subdivider maintain the sod un.ti] the <br />dwellin~ or structure is occupied.
