The site plan indicates that the office area will utilize <br />3,245 square feet; therefore in' this case City Code-requireS 16 off-street parking stalls. ' The . <br />maximum number of employees on a shift wilt.be 12. Overall the site plan is subject to 28 off- <br />street parking stalls and the site plan is providing for'a total of 33 parking spaces. ' <br /> <br />Lighting: Sheet L1 illustrates the proposed lighting plan, ~vhich proposes "downcast" Wall pack <br />lighting fixtures on all four sides of the building. Shop drawings for the lighting fixtures should <br />be submitted to the City and reviewed for acceptability with the C ty .s commercial lighting <br />standards. ': ' <br /> <br />Drainage and Grading: The drainage, from. the building rOof is directed t° the eastward onto'-the <br />parking lot whiCh in 'turn drains to the east and north curblineS of the Parking lot. A storm, sewer <br />located along these curblines transmits the runoff to an existing 18 inch stormpipe stubbed <br />behind the curbline of S unw0od Drive approximately 40 feet northeast of the site. <br /> <br />The receiving storm sewer pipe was designed to handle a flow of 5.8 els for a I0 year storm <br />event. If the corrugated polyethylene pipe .contains a smooth interior (not clear from the plans), <br />the flow from this development will greatly'exceed this capacity. The addition .of ponding,.or a <br />direct connection to the detention pond located immediately to the east of the site, are possible <br />alternatives which should be considered.. The pipe connecting to the existing sewer also appears <br />to fall outside the existing drainage utility easements. On the lot to the west. The on Site storm <br />sewer will be the maintenance responsibility of the property owner. . <br /> <br />A permit from the Rum Pdver Water Management Organization will be required priOr'to Site <br />grading. <br /> <br />Sheet C2 identified' dirt stockpiles, along the .eastern boundary of the site, which are to be <br />removed by others. The extent of the stockpile removal needs to be more clearly identified with a <br />boundary removal line. There also needs to be a discussion by the developer with the party <br />responsible for the removal concerning the schedule for this work. <br /> <br />There is a mon/toring well owned by M?CA, which is located five feet beyond the. eastern <br />property line. The grading plan should be adjusted such that this Well' does not 'need to have its <br />grade adjusted. If this is not possible, the developer will be :responsible for adjusting the grade of' <br />this monitoring well and.will require review and approval by the. MPCA. <br /> <br />Irrigation Policy: Attached to. this letter is a copy of the City's. commercial, and industrial <br />irrigation policy. The City requires an approved backflow and rain sensor device to be installed. <br />It is the responsibility of the developer to contact the City to set up a time for City staff to install' <br />an irrigation-reading device prior to the irrigation system <br /> <br /> <br />
