I <br /> I <br /> I <br /> I <br /> I <br /> I <br />i <br /> <br />CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW OF PANTHER PRECISION <br />CASE OF THOMAS OLSON <br />· By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review from Thomas Olson of Panther <br />Precision. Panther Precision is currently operating in Fridley and would like to relocate their <br />business to Ramsey in the City's newest industrial park, Sunfish Lake Business Park. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site Location Map <br />Site Plan <br />City Staff review letter dated February 28, 2003 <br />Proposed Development Permit to be included as Exhibit C in the TIF Agreement <br /> <br />Notification: <br /> <br />Site plans are not subject to a public hearing. <br /> <br />Observations: <br /> <br />Panther Precision is proposing to locate on Lot 3, Block 1, Sunfish Lake Business Park. The <br />subject property is zoned Industrial and the site plan is proposing to construct a 32,805 square <br />foot office and manufacturing facility. The proposed activities are permitted uses within the <br />Industrial District. <br /> <br />The site plan complies with the front yard, rear yard, and side yard setbacks established in the <br />Industrial District. The site will consist of 29% lot coverage, which complies with City Codes <br />35%. lot coverage restriction. <br /> <br />The site will derive one access from Sunwood Drive. The off-street parldng and maneuvering <br />areas will be surfaced with bituminous paving and finished with concrete curbing. The parking <br />stalls are sufficient in numbers and dimensions. <br /> <br />The exterior building materials for the facility will be pre-cast concrete panel, rockface concrete <br />block, and a pre-finished metal accent cap. The proposed exterior building materials meet the <br />architectural standards established in the Industrial District. <br /> <br /> <br />
