The landscaping plan is acceptable provided three additional trees of an approved species are <br />planted along Sunwood Drive. <br /> <br />The facility will be served by City sewer and water services. 'The development of this property <br />will require construction of a lift station within the Sunfish Lake Business Park. City Staff <br />ordered plans and specifications for the lift station Upon receiving the site plan application for the <br />development of Panther Precision. The construction and timing of when the lift station becomes <br />operational will need to be a coordinated effort between the. developer and the City. <br /> <br />The development is subject to the review and permitting process of the Lower Rum River <br />Watershed Management Organization. The City Engineer 'has also made a few comments <br />regarding the grading plan that the developer will need review and make corrections accordingly. <br /> <br />Recommendation: <br /> <br />Staff recommends approval of the site plan contingent upon compliance with City Staff review <br />letter dated February 28, 2003. <br /> <br />Enclosed as part of this case is a copy of "Exhibit C" from the Tax Increment Financing (TIF) <br />Development Agreement.
