I <br />I <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />i <br /> <br /> Ordinance No. 2000-9 <br /> <br /> An OrdinanCe Amending the Dayton City Code <br /> <br />The City Council of the City of Dayton ordains as followS: <br /> <br />.1 <br /> <br />Section 1. General Regulations. Section 1001.1 <br /> <br />1001.10 Residential Planned Unit Development ([PUD) <br /> <br />Subdivision 1. Purpose. <br /> <br />The provisions of this ordinance are intended to provide a method of development of <br />property in certain areas of the City with some .modification of the strict .application of <br />regulations of the normal zoning districts in accordance with the provisions and <br />regulations contained' herein, the intent and purpose of the Comprehensive Plan and the <br />general intent of the districts in which the development is proposed. This ordinance is <br />intended to allow limited development of certain areas of the City until such l~ime as <br />sanitary sewer and water services are available in these areas. At that time, further <br />amendment of this ordinance is contemplated to allow 'for additional, higher density <br />development . -' <br /> <br />(2) <br /> <br />The provisions of this section provide .design flexibility for the development of larger <br />parcels under single ownership or control, in order to obtain a higher quality of <br />development than might otherwise be possible should development occur under strict <br />application of the zoning ordinance regulations for a particular district. <br /> <br />(3) <br /> <br />The benefit to the developer is one of design and development flexibility; in order to. <br />utilize this flexibility, the developer has the responsibility to demonstrate that its <br />utilization does indeed provide a development which has substantial attributes to <br />enhance the particular area or the City in total. Expected attributes are: <br /> <br />.C. <br /> <br />Benefits from new technology in building, design, construction and land <br />development. <br /> <br />Higher standards of site and building design through use of trained and <br />experienced professionals in Land Planning, Architecture and Landscaping .to' <br />prepare plans for Planned Unit Developments. <br /> <br />More efficient and effective use of streets, utilities and public facilities to yield <br />high quality development at a lesser cost. <br /> <br />MOre usable and suitably, located recreation facilities and other public and <br />common facilities than would otherwise be provided under conventional land <br />development procedures. - <br /> <br />Protect natural features in private, common or public open space. <br /> <br /> <br />
