Subd. 2. Permitted Uses. <br /> <br />(1) Within a P.U.D.,_Within a P.U.D., uses shall be limited to single family detached <br /> residential development <br /> <br />(2) Planned Unit Developments will not be Permitted on' land south of 117~ Ave. North <br /> <br />Subd. 3. Area, Setback, Height, and Development Density / Lot Size. Regulations. <br /> <br />(1) Lot Area Regulations: <br /> <br /> a. Geographic restrictions - Planned Unit Developments are not to be permitted <br /> south of 117~ Ave. North. Minimum contiguous land requirement is seventy-five <br /> (75) acres for applications made north of 117m Ave. N., yet south of 12E;~.Ave. <br /> N. Minimum contiguous land requirement north of 125~ Ave. N. is thirty-five <br /> (35) acres. Land that fails under the "guided area" as defined by the <br /> comprehensive plan_shall not fall under the restrictions of Subd. 3 #la. and <br /> · Subd. 3 #2a. of this ordinance. The "Guided Area" is defined as the land Iocata0 <br /> east of Pineview Lane and south of South 'Diamond Lake Road, and those lands <br /> that are-east of Vinewood Lane and north of South Diamond Lake Road <br /> <br />The minimum total' land area shall be not less than listed above. Lots-of less <br />than above listed acreage may qualify only if the applicant can shown that the <br />minimum area requirement should be waived because a P-U.D. is in. the public <br />interest and that one or both of the following, conditions exist: <br /> <br />l) Unusual features of the ;~roperty itself' or of the surrounding <br />neighborhood are such that development under the standard provisions <br />of the normal District would not be appropriate in order to conserve a <br />feature of importance to the neighborhood or community. <br /> <br />(2) <br /> <br /> 2) The property adjoins property that has been developed under the <br /> provisions of this section and will contribute to the amenities of the <br /> neighborhood. <br /> <br />Development Density / Lot Sizes. - <br /> <br />a. Development.density shall be based on an equivalent of I unit per 10' acres, or <br /> at a ratio of 4' dwelling units per 40 acres. Sites between 35 to q~3 acres shall be <br /> permitted to have four (4) new dwelling· units. <br /> <br />Minimum lot size is recommended' at ~5,000 square feet per lot, maximum lot <br />size is upto 45,000 square feet. <br /> <br />Each P.U.D. application shall include an overlay showing the future subdivision <br />of the entire site. The City will make reasonable requirements of the developer, <br />such as a survey, to ensure that homes to be constructed do n°t encroach ·upon <br />a lot line shown on the ghost plat. <br /> <br />36 2 <br /> <br /> <br />
