A similar statement shall be provided to all purchasers of lots and/or <br /> residential dwellings in a deVelopment approved under this ordinance. <br /> <br /> Streets, Utilities, Services and. Public F.a¢ilities.' The uniqueness of each proPOsal for a <br /> P.U.D. requires that specifications and. standards for streets, utilities and. services may <br /> be subject to minor modifications from the specifications and standards established in... <br /> this Chapter and other City ordinances 'governing their construction..The-City Council. <br /> may therefore waive or modify the. specifications or standards where it is found· that <br /> they are not required in:the· interests of the residents or of the entire city. The plans and <br /> profiles of all streets, utilities and services shall be reviewed, modified if necessary, and <br /> approved by the City Engineer and Building Official prior.to the final approval of the <br /> P.U.D. plan by the City Council. All' utilities including electrical shall be placed <br /> underground. ' · <br /> <br /> All roads within the development shall be paved, and ·paving of roads leading'to the <br /> development shall be discussed on a case by case basis. The upgrade of the road will be <br /> required when additional· traffic generated by-the PUD necessitates Upgrading of the <br /> road for safe and efficient travel. . · <br /> <br />(9) Shared septic systems could be permitted Under unique circumstances Where individual <br /> septic systems are not feasible or in the best interest of the .City. Best interest of the <br /> City shall mean the proposed shared septic system will provide a smooth transition from <br /> private to public utilities when they become available. No "other" type systems shall be <br /> permitted for either individual systems or shared systems,' except as. replacement <br /> systems in the event of failure of the original system and the building official approves <br /> the use of an "other" system. '~Othed' type systems shall include those as defined in MN <br /> Rule 7080. <br /> <br />Subd. 5. Application, Review and Administration Procedures. The general sequence for <br />application, review and action on a P.U.D. shall be according to the following requirements: <br /> <br />(2) <br /> <br />Application. Application for a P.U.D. shall-be made by the owner of the property except <br />that an option holder may apply for a P.U.D. prOvided his application is accompanied by <br />a signed statement indicating no objections from the owner or owners of all properties <br />involved in the application. <br /> <br />Concept statement; Concept Sketch. The apPlicant shall submit a Statement of Concept <br />and a Concept Sketch Plan to the Planning Commission and Staff for approval in <br />principle prior to submission of a formal application for a P.U.D. Conditional Use Permit. <br />The purpose of the .Concept Stage is to inform the City of the applicant's intentions and <br />to inform the applicant as to the general acceptability of the proposal before extensive <br />costs are expended by the applicant. The Concept application shall' contain as a <br />minimum the following exhibits: <br /> <br />Location Naps showing the location within the City and more detailed ·locations <br />on half-section plat maps showing all perimeter property lines. <br /> <br />39 <br /> <br /> <br />
