There are about thirty trees <br />(mixture mainly consisting of oaks and hackberrry) that will. be preserved which can count toward <br />and fulfill the overstory requirement. <br /> <br />The southern property boundary that is adjacent to existing single family homes is approximately <br />1,500 feet in length. This results'in the additional planting requirement of thirty (30) oversmry <br />trees, thirty (30) evergreens, and thirty (30) understory trees in the twenty-five foot wide buffer <br />area. The site plan shows twenty-two (22) overstory trees; forty-one (41) evergreens, and no <br />understory trees. There are also around twenty pines and spruces that will be preserved (in the <br />southeastern comer) that can count toward the minimum number of evergreen plantings required. <br /> <br />To satisfy the density transifioning requirements, there needs to be ornamental or understory trees <br />included in the buffer strip. Neither the eastern or southern buffer areas on the site plan show any <br />of these trees being planted. While efforts are being made to preserve some of the existing trees, <br />the minimum of eighteen (18) and thirty (30) omamental/understory trees need to be planted along <br />the eastern and southern boundaries respectively. <br /> <br />13. Ground Cover/Irrigation: City Code requires that the cottages area have sod or ground <br /> cover established. An irrigation system will need to be provided throughout the development <br /> where sodded and landscaped areas are established. The proposed irrigation system will need <br /> to be reviewed by the City Engineer. <br /> <br />14. Architectural Standards: Building elevations have been provided. Exterior materials of the <br /> townhouse units will consist of vinyl siding and the roofs will have asphalt shingles The <br /> exterior materials for the proposed cottages meet City Code requirements. At the Planning <br /> Commission meeting, a color rendering of the units, will need to be presented.~ <br /> <br />15. Utilities: A detailed utility plan is being addressed as part of the preliminary plat review. <br /> <br />16. <br /> <br />REU Number: The City 'has enacted a quarterly drainage utility charge that is applicable to <br />the proposed development.
