The plan indicates that forty~seven (47) deciduous overstory trees will be <br />planted, An additional 1 k1 overstory trees need to be planted 'to meet the minimum <br />requirement. However, this number can be reduced to seventy-six (76) trees due to the oaks <br />that are being preserved along Sunwood Drive. A revised site .plan should be submitted <br />showing' that at least forty-four (44) of the lots are going to receive at least, two newly planted <br />trees and the remaining thirty-five (35)lots with receive a minimum of' one tree each.' <br /> <br />The second component of this development consists' of thirty-six (36) cottages. Each unit should <br />have two overstory trees, four oma. mental trees, and twelve shrubs (resulting in a minimumof 72. <br />overstory trees, 144 ornamental trees, and 432 shrubs). The plan indicates that there will be a total <br />of 156 overstory trees (8l evergreens and. 75 deciduous). However, this includes trees in the <br />median as well as trees in the "green space island" (excluding these would result in a total of 103 <br />trees). The plan indicates that a total of thirty-three (33) ornamental trees' will be planted <br />throughout the cottages (this includes eight that will be located in the "green .space island':). This <br />falls well short of the. 144 that are required: Also, this plan does. not indicate any Shrubs being <br />planted around the individual units. If space is too restricting around the individual cottages, the <br />required plantings could be placed in elsewhere on the property. <br /> <br />All five deciduous overstory species (Red ~[aple, Little Leaf Linden, Red Oak, Honey Locust, and- <br />Green Ash) are on our list of acceptable trees. However, one of the evergreen species, Scotch <br />Pine, should be replaced with either Balsam Fir, Red or Austrian Pine. Furthermore, one of the <br />ornamental species, Amur Maple, is on our prohibited species list and Should be replaced with <br />either Pagoda Dogwood or Chokecherry. It should be noted that the Black Hills Spruce, which is <br />included in the planting plan, is on our list of preferred species. <br /> <br />A particular concern for the boulevard and median trees would be their tolerance for salt spray. <br />Several species are known to be tolerant (although not resistant) to salt spray and thus. should be <br />used in these areas. This would include Honey Locust and Black Hills Spruce (these are included <br />in their species palette but it is not clear if they are intended for the medians and boulevards). <br /> <br />It should also be noted that a large amount of trees' are also being planted in the boulevards, along <br />the trail corridor, and around the tot lot. This would include sixty-two (62) deciduous boulevard <br />trees, fifty-four (54) evergreens, thirty-one (31) deciduous, and twenty-five (25) ornamental trees <br />throughout the trail corridor and around'the tot lot. Theselplantings will certainly add an aesthetic <br />appeal to the development. <br /> <br />It should also be noted that a large amount of trees are also being planted in the boulevards and <br />along the trail corr/dor. This would include si,'cis,-two (62) deciduous boulevard trees, fifty-four. <br />(54). evergreens, thirty-one (31) deciduous, .and twenty-five (25) ornamental trees throughout the <br />trail corridor. <br /> <br />Densitw'Transition: In addition to the building landscaping requirements, the developer is also <br />required to provideadditional vegetation to act as a buffer between the new units and the existing <br />single-family homes. Both the eastern and southern property boundaries abut existing single-family <br />homes. The eastern properly boundary adjacent to single-family t~omes is roughly 900 feet <br />resulting in an additional eighteen (18) overstory trees, eighteen (18) evergreen trees, and' eighteen <br />(18) understory trees. According to the site plan, there will' be five (5) overstory trees, eighteen <br />(18) evergreen trees, and no understory trees planted in this buffer area.
