94 <br /> <br />Sketch Plan Review: The Village of Sunfish Lake <br />January 3 1, 2003 <br />Page 4 of 6 <br /> <br />12. <br /> <br />13. <br /> <br /> Where drainage is intended to flow from rear of house pad to street (i.e. Lot 11, Block 1), <br /> front corner lot elevations must provide for a minimum of 1% grade over turfed areas. <br /> The high point on the north end of Street E must be identified <br />· The high points along Street A must be identified <br />· The rear yard grades of Lots 1 and 2; Block 14 is flatter than .[%, which is contrary'to <br /> City regulations and must be corrected. <br />· Specify emergency overflow for north pond. <br /> <br />Easements. The standard 10 foot drainage and utility easements (5 feet on common property <br />lines) must be provided around the perimeter of all lots on the preliminary and final plats. )dr <br />wetlands located on the property must be delineated and dedicated as drainage easements. All <br />utilities are to be protected with a minimum 20 foot drainage and utility easement. This <br />provision is subject to change depending on the depth of the utilities. The submitted <br />prelim/nary plat does not show any drainage easements. These easements must be shown on <br />the final plat. <br /> <br />Utilities. The development will be served by municipal water and sanitary sewer. City <br />sanitary services surround the site. The site can be adequately serviced by these utilities. <br /> <br />Density Transitioning In addition to the building landscaping requirements, the developer is <br />also required to provide additional vegetation to act as a buffer between the new units and the <br />existing single-family homes. Both the eastern and southern property boundaries abut existing <br />single family homes. The eastern property boundary adjacent to single-family homes is <br />roughly 900 feet resulting in an additional eighteen (18¢ overstory trees, eighteen (18) <br />evergreen trees, and eighteen (18) understory trees. According to the site plan, there will be <br />five (5) overstory trees, eighteen (18) evergreen trees, and no understory trees planted in this <br />buffer area. In addition, the site plan also shows, thirty-nine (39) shrubs included along this <br />boundary. There are about thirty trees (mixture mainly consisting Of oaks and hackberrry) <br />that witl be preserved which can count toward and fulfill the overstory requirement. <br /> <br />The southern property boundary that is adjacent to existing single family homes is approximately <br />1,500 feet in length. This results in-the additional planting requirement of thirty (30) overstory <br />trees, thirty (30) evergreens, and thirty (30) understory trees in the twenty-five foot wide buffer <br />area~ The site plan shows twenty-two (22)· overstory trees, forty-one (41) evergreens, and no <br />understory trees. There are also around twenty pines and sprucest/nat will be preserved' (in the <br />s0utheastem comer) that can count toward the minimum number of evergreen.plantings r~quired. <br /> <br />To satisfy the density transifioning, requirements, there needs to be ornamental or understory trees <br />included·in the buffer.strip. Neither the eastern or southern buffer areas on the site plan show any <br />of these trees being planted. Vv]~ile efforts are being made to preserve some of the existing trees, <br />the minimum of eighteen (18) and thirty (30) omamental/understory trees need-to be planted along <br />the. eastern and southern boundaries respectively. <br /> <br /> <br />
