Plat Review: Rivenwick 3m Addition <br /> <br />Dear Mr. Schulte: <br /> <br />We are in receipt of your preliminary plat to develop a- townhome development in the City. of Ramsey. <br />The preliminary, plat consists of a Preliminary Plat Sheet, E,-dstmg Conditions Sheet, Preliminary Site & <br />Utility Plan. and a Preliminary, Grading Plan prepared bv Pioneer En=cineering dated August 2, 2002. <br />Vie offer the following comments: <br /> <br />General: The subject property, is 19.46 acres in size and is generally located south of R/verdale Dr/ye <br />and north of the e,'dsting Rivenwick 2~d Addition residential development. The preliminary plat <br />presented proposes to develop the property with 112 townhouse units. The townhomes will be subject to <br />a site plan review for all other aspects of the proposal including but not Limited to architectural standards, <br />off-street parking, structure setbacks, and landscaping. <br /> <br />Platting: It is sta_ff's understanding that.the prOpoSed plat' for P, JvenwiCk 3~d Addition will .be platted as a <br />Common Interest Community, (CIC).' The preliminary, plat the Ci~ reviews will consist of lhrge lots and <br />each individual townhouse unit will be recorded at Anoka County when the construction of the <br />townhome units has commenced'. The townhouse units platted at Anoka County must conform to the <br />approved site plan and preliminary plat. <br /> <br />Zoning: A rnajorit~7 of the project area is zoned R-2 and the proposed towrd~ouse development is a. <br />permit-ted use within the R-2 district. Due to the reali~mument of R/verdale Drive to the north, a portion of <br />the subject property is zoned B-1Business and therefore will need to be rezoned to R-2. The City, has <br />received the required rezoning application; the Planning Commission will review the request on October <br />3, 2002. . <br /> <br />Dens/W: The subject property, is 19.46 acres in size. The Comprehensive Plhn stipulates major road <br />fight of ways must be subtracted from the total parcel area to determine net densitS,. The proposed <br />development will contain a MSA road and therefore the net project area is 16.0 acres in size. Net dens/fy <br />for the project area is 7.0 units per acre (11.2 units/16 acres). ~ <br /> <br />17 <br /> <br /> <br />
