18

PrelL'~nary Plat Keview: RJvenwick 3''~ Add[don
Paz¢ 2 of 4

Streets: 2'"ne submitted plan shows that all towrffxouse units will front onto private streets. The private
sn'eets will outlet onto S~eer B, a public street, wtuch allows access to P, Jverdale Drive. Most of the
private streets meet the CiW policy regarding lengths and turn around requirements. Further review of the
private ~-xreets will. occur during site plan re'new

Riverdzd- e Drive h~ been stuffed from its current anticipated alignment defined as Outlot O of the
P, avenwick subdivision. R/verdaie Drive will be an MSA street and must conform to MSA design
szandards. P~everse curves should have minimum 1 O0 foot tangent sections between the curves.

The proposed plat will accommodate I12 units, which will be serviced by Riverdal¢ Drive connecting to
both Game~ Sa'eat on the east, -and Hig. hway 10 on the wes:. The connection to Highway 10 will involve
.*,.he resi~alizauon of the Highway 10/Ra_msey Boulevard intersection. Furthermore, it is preferable for
Riverdale to connect with ,~j~r~way i0 at a right angle rather than the acute angle presented in the proposed
subdivision. In order to accommodate such a right angle intersection,, it will be necessary, to acquire some
prope,~y, from the prope,'W to the west, which is the future County. park. k is staff's andersumding that the
County is in general ~-n-eement that ',.his is the best configuration for the intersection, however, legal issues
need to be researched. In order to provide ,~ minimum of two access points to service these 112 units, it is
recommended that the connect/on with Highway t0 be installed, even [f the 300 foot ienbw, h between
Raverdale and Highway 10 is of a temporary, nature and standards.

On .Su'eet A, a 50 foot tangent section needs to be provided bet-ween the reverse curve amd the 65 foot curve
radius needs to be increased to 100 feet.

Grading. and Draina.~e:

A preliminary grading and drainage plan h-as been submitted as sheet 5 and 6 of 7. This plan generally
colle:ts storm water runoff via overland flow and storm sewer and transrmt it to two stormwater ponds
consn'ucted on the east end of the pla~. The plan is generally acceptable contingent upon the folloWing
comments:

· A soil bonng showing the soil tTpes and depth to gound water mus~ be subrrnrted.
· A drainage area map showing the acreage of each drainage subarea must be provided. Calculations
must be subrmzted showing the predevetopment and post development runoff rate m cfs for the 10 year
and ! 00 year storm events. A permit mug be obtained from the Lower Rum River Water management
Organization
· The plan should be modified to show the size and type of each storm sewer pipe.
· The ove~3ow from the demention pond should outlet from its. southeast corner to minimize short-
circuiting and maximize pollutant removal efficiencies.
· A table needs to be provided specifying the house type, garage elevation, minimum floor elevation, and
street grade.

I
I
i

I
!
!
I
I
!
!
I
I
I
I
I
I
!
!
