Preliminary P [at R. eview: ILivenwick 3 rd Addition <br />Page 3 of ~ <br /> <br />Open Sfmce: City Code requires a minimum of 40% of tko development to Consist of open space. Open <br />space [n this case is deemed as gassed lawns, landscape areas, gardens, natural areas, landscape rock, <br />mulch, wetlands, and ponding arems. City Code requires 10% of the 40°,5 o,oen space to be identifiable <br />common area for use by' residents of the development. The development contains apprordmately 64% ( <br />10.31 acres) of open space. The preliminary plat is also providing a 1.2 acre area to be utilized for <br />common open stance (i.e. tot lot or recreational area for the townhouse residents). The proposed plat <br />meets the open space requirements esrabtished in CiU Code. <br /> <br />Drainage and UtiIitw Easements: <br /> <br />This subdivision will be served by sanitau' sewer and Ciw water which will be extended from the <br />adjacent Rivenwick subdivision. The entire plat will be served by ~avity sanitary sewer, however, it <br />should be noted that there must be a minimum of seven and one half feet of cover over the top of the <br />sewer. Several locations on the west end of the plat have less cover than required. The road elevation <br />should be raised to correct this situation. <br /> <br />Tile watermain should be looped across T.H. 10. Sewer and water trunk fund can be utilitized for the <br />improvement outside of the plat. <br /> <br />Utilities and Water Usage: The development will be serviced by municipal water and sanitary <br />SeWer. <br /> <br />Park Dedication: The sketch plan was reviewed by the Park Commission at their July meeting. The <br />Park Commission is recommending park dedication be satisfied by a c~h payment in the amount of <br />S190,400 (I12' x $1,700). The Park Commission is recommending $95,200 be allocated for <br />improvements to Riverdale Park and the parkland along Mississippi River. It should be noted that the <br />rate in effect at the rime of Final Plat'will be required. : <br /> <br />Trail Development Fee: The City's current trail development fee is $400.00 per lot. Payment of tkis <br />fee is required pr/or to recording the plat. The rate in effect at final plat approval will be used. A trail <br />will be required from the plats westerly boundary, limit, along Riverdaie Drive to Garnet Street. The trail <br />should extend along RJverdale Park (northwest side of the park) to the east edge of Riverdale Park. <br />Construction of file mail outside of the plat boundaries will be credited against the Trail Fees, The <br />.developer will be required to provide a separate document in recordable form providing for a public trail <br />easement as stipulated above. <br /> <br />Sidewalk: The plat is providing for the required 5 foot sidewalk along the 13gm Avenum The 8 foot <br />bituminous trail will satisfy, the sidewalk requirement along RJverdale Drive. <br /> <br />Other Permits: The developer is responsible ~br obtaining any permits required from other regulatory, <br />agencies. <br /> <br /> <br />
