The site <br />plan consists of a Site Plan sheet prepared by Pioneer Engineering dated August 2, 2002. We offer the <br />following comments: <br /> <br />General: The subject properrT, is 19.46 acres in size and is generally located south of P-Jverdale Drive <br />and north of' tile existing Rivenwick residential development. The site plan is Proposing to develop 112 <br />towrdmuse units. <br /> <br />Zoning: The subject property, is zoned P,.-2 and the proposed townh0use development is a permitted use <br />in the K-2 district. A small portion of the property is zoned B-1 Business and a rezoning application has <br />been submitted to Staff to rezone the subject B-1 Business portion to R-2. The Planning Commission <br />will be reviewing the rezoning application at their October meeting.. <br /> <br />DensiW: The subject property is 19.46 acres in size. The Comprehensive Plan stipulates-major road <br />right of ways must be subtracted bom the total parcel area to deter-mine net density,. -The proposed <br />development will contain a MSA road and therefore the net project area is 16 acres. Net density for the <br />project area is 7.0 units per acre (112'units/16 acres). <br /> <br />Streets: The development is. providing the required public street (138~ Avenue) through the <br />development. Private streets are being proposed and' are serving as access driveways to the public street <br />as required by City Code. The private streets are 24 Feet in width and therefore will not be permitted to <br />provide on-street parking. <br /> <br />The table below indicates City Code requirements for pr/vale street lengths in due R-2 district: <br /> <br />Maximum private street lengh withour a <br />turnaround provided <br />Maximum private street len~h with a turning <br />0rovision provided <br /> <br />200 feet <br /> <br />.300 feet <br /> <br />Maxnnum private street tenth with a cul-de-sac <br />provided <br /> <br />600 feet, wilen exceeding d~e 300 foot length <br />requirement,' the private street width must be 32 <br />feet. <br /> <br />29 <br /> <br /> <br />
