3O <br /> <br />Site Plan ~evie,,v: iUvenwick _;rd Acldidon <br /> <br />In reviewing the site plan, it appears that approx/mately three private streets exceed 200 feet in length <br />and are not providing for the required turnaround. The site plan will need to be modified accordingly. <br /> <br />It also appears the most wester[y private street exceeds .300 feet and therefore a .32 foot wide private <br />street is required. The sire plan will need to be modified accordingly. <br /> <br />Townhouse size: The site plan is providing six and eight unit structures. City Code requires each <br />townhouse unit [o be a certain size based on the number of bedrooms the un'it will contain. <br /> <br />bedroom <br />bedroom <br /> <br />700 square feet <br />800 square feet <br /> <br />bedroom [ 960 square feet <br /> <br />Inlbrmation provided to Staff indicates that the smallest unit will be 1,078 squa. re feet in size. ~e <br />proposed townhome units exceed City Code requirements. <br /> <br />Setbacks: The proposed development is subject to the following setbacks: <br /> <br />Building setback from public street 25 feet <br />right of way <br /> 25 <br /> <br />Buildin_~ setback from private street <br />Building setback from exterior <br />develor~ment bounda~ line <br />Setback from building, to building <br /> <br />30 feet <br /> <br />20 feet <br /> <br />The proposed development meets or exceeds all of the required setbacks. It should be noted that these <br />setbacks are applicable to ~y appurtenances of the structure such as decks or patios. <br /> <br />Structure Height: City Code res~,~cts the building height to 35 feet. Staff will need to be provided with <br />plans outlining the building height of the proposed townhouse structures. Staff' anticipates that the <br />proposed townhouse units will meet the 3 5 foot height restriction. <br /> <br />Parking Node Setback: City Code requires all parking nodes to be a minimum of 30-feet from the <br />exterior development boundary, line. The R-2 District also requires a tS-foot parking node setback fi-om <br />each townhouse structure. Tlie site plan complies with parking node setback requirements. <br /> <br />Off-Street Parking Reouriements: The proposed development is required to provide- a minhnum of <br />22~ o~-srreet parking stalls (2 parking stalls per unit). The proposed ~ownlmuse units will have either a <br />one stall or a two srail garage and all units are required to provide a driveway 25 feet in len~h. The <br />proposed garage and driveway pad will provide enough area for 2 oiY-streer parking stalls.
