The following plantings are required: <br /> <br /> Overstory 2 trees per dwelling unit <br /> Deciduous/Coniferous <br /> 1' trees per each overstorT'' tree <br /> Ornamental Trees .~ <br /> Shrubs 8 trees per each overstorT, tree <br /> <br />The site plan 'is required to provide 224 overstory trees, 448 ornamentaI trees, and 1,3.~4 shrubs. The site <br />plan meets the deciduous/coniferous overstor7 requirement, however the site plan is not providing for <br />any ornamental trees and shrubs. The site plan will need to be revised accordingly. <br /> <br />Screening: The proposed project area is located adjacent to.an ex_isting single family urban development <br />and the R-2 District requires an additional 10% in landscaping plantings to be placed within a 30 foot <br />bufferyard area along the common boundary, line. The site plan is not indicating the required 30-foot <br />landscape bufferyard area. According to City Code, the developer will be required to provide an <br />additional 22 overstory trees, a5 ornamental trees, and 134 shrubs. The additional landscaping <br />requirements must be placed within a 30-foot bufferyard located along the common boundary line of <br />P, Svenwick ? Addition and the existing R-1 Residential development to the south. <br /> <br />It should be noted that an existing berm, which contains established vegetation, is located along the <br />common boundary line of Rivenwick ? Addition and the existing urban residential development. The <br />plantings established on the berm may meet CitY Code requirements, however the developer will be <br />required to provide a plant inventory to verify compliance with City Code. <br /> <br />Ground Cover/Irri~,qtiou: City Code requires all areas otherwise not improved to be established with <br />sod. Staff is assuming that the development will comply with this requirement. An irr/gation system w/II <br />need to be provided throughout the development where sodded and landscaped areas are established. <br />The proposed irrigation system will need to be reviewed by the CitY Engineer. <br /> <br />Architectural Standards: Building elevations have been provided. Exterior mater/als are proposing to <br />consist of vinyl siding with brick and cedar accents. T'ne exterior materials for the proposed townhouse <br />units meet City Code requirements. <br /> <br />Mailbox Location: The placemen.: of the mailboxes for the townhome development should be located <br />within the private driveway cotlectors. <br /> <br />Utilities: The deve{opment will be se,wed by municipal water and sanitary, services. It is proposed that <br />one service [aternl for sewer and water will be extended to each building. A discussion regarding water <br />metering will need to take plac: and ioe addressed in the development agreement. <br /> <br /> <br />
