<br />Density' The preliminary, plat contains 2.3.36 acres. Of that s_mount, 0.7 acres are wetlands.
<br />The net density, of the prope~,-Ty is 1.8 units per acre. If the: Outlots are factored out (8.6
<br />acres), the density will be 3.12 units per acre. It is the CID" s understanding that the outlOts are

<br />Lots: The R-2 Zoning District does not have a minimum lot size for townhouse units.
<br />However, the 1~-2 District does require ce~ain setbacks. Ail structures must be setback _30
<br />feet fi.om the e,xte~or boundary I/ne.' It appears that all of the townhouse units meet this
<br />requirement. Under the R-2 Dts,ncL, townhouses must be setback 25 feet fi.om the public
<br />right-of-way and 2,5 feet from the edge of.curb of the private street. It appears that sJl
<br />townhouse units meet the setback fi.om the public street. However, several lots having access'
<br />on private streets appear not to meet the setback requirements nor the mm/mum driveway
<br />widtl',. Specifically, Lots 9 and 10, Block 1 and Lots 9 and 10, Block 3 appear to be deficient.
<br />These units 'will need to be reconfigured or eliminated from the plat. The single-family lots
<br />meet ail of the dimensional require, menlo required by CiD' Ordinances.

<br />Ooen $oace' Under City Ordinances, townhome developments shall have a minimum of 40%
<br />of the development property as open space for the enjoyment of its residents. Quali~ng
<br />areas include grassed lawns, landscaped areas, gardens, natural areas, landscape rock, mulc~
<br />wetlands, and ponding areas. Of the a0% open space, 10% of the open space is required to
<br />be grouped together in a way that is easily identifiable. You have indicated that in a future
<br />phase, you will be constructing a community building that will serve the residents of trio
<br />development. The City will count this as meeting the 10% common space requirement.
<br />However, k~ the community building is not built, you w/Il be responsible for creating the
<br />required common space in ~ture phases.
<br />
<br />Landscasin~: The R.-2 Zoning District requires extensive landscaping for townhouse
<br />developments. The landscaping plan will be reviewed as parr of the site plan process. Please
<br />con[act Cir7 Staff' for details on the landscaping requirements.

<br />7. Tree Protection Plan: You have submitted a tree protection plan. Currently the'City has no
<br /> ordinances governing tree preservation. However, it is a issue of gent interest to the
<br /> community. A task force has been set up to prepare an ordinance governing tree preservation.
<br /> A~ this time, the plan appears to be generally acceptable, but the City would encourage you to
<br /> work closely winh City,. Staff to identify additional ~reas for tree protection. Please contact
<br /> City St~ so that this matter cmn be discussed more.

<br />8. Strears: The pier proposes public str8et access to County, P,.oad 57 ~.nd .~pine Drive (formerly
<br /> 15_2~= Ave.), a city municipal stare aide road. Additionally, public streets have been stubbed to
<br /> the adjacent property lines on the north, east, and west boundaries to provide ~rure access to
<br /> these prope~ies should they desire to develop [n the ~ture.
