Paumen: <br /> <br />We are in receipt of your preliminary plat for white Oak Addition consisting of three (3) sheets <br />prepared by John O[iver& Associates, lnc dated 7/10/02 and 8/5/02. We offer the following <br />comments: <br /> <br />General: The property is located on the southwest corner of County Road 56 (Ramsey Bird) at <br />158'" Lane NW. The proposed major subdivision is a replat of the Kruger homestead that will <br />cream five lots. Four lots w/Il be of the following dimensions: one 8.54 acre lot, one 4.40 acre <br />lot, one 8.32 acre lot, and one 2.57 acre lot from the e,'d. stizg homestead, consisting of a 27.01 <br />acre parcel (total. area is approximately 29.2 acres). The main homestead is located on proposed <br />Lot 5 and will remain after the other four lots are developed; the size of this lot will be 2.84 <br />acres. Lot 5 also contains a second dwelling unit that will be removed as part oft. he development. <br /> <br />The plat also includes Oudot. A, which is located on the other side of cotmty Road 56 from the <br />main tract. The outlot is entirely wetland. <br /> <br />Zoning: The property is currently Zoned R-1 Residential and is located hz the Rural Developing <br />A_rea. <br /> <br />Density: The 2001 Comprehensive Plan designates this area for single family residential <br />development at a gross density not to exceed 1 units per 2.5 acres. The average lot size for this <br />development is 5.84 acres and all tots exceed 2.5 acres. <br /> <br />Access and Streets: Lots 2, 3, 4, and 5 will gain access from the extension of 158t~ Lane into the <br />property,, ending in a cul-de-sac. The proposed cul-de-sac does not exceed the max/mum length <br />of 600 f5. Lot t is proposed to gain access from Counrv Road 56. The wedand located on Lots 2, <br />3, 4, and 5 prohibits Lot t from gaining access to the new road.
