It will therefore be necessary to fill wetland to gain access to this lot. <br />The applicant will need to contact the Department of naruri Resources to determine whether <br />such ~illing will be allowed. <br /> <br />Lot Size and Dimensions: The current minimum lot size in the R-1 Rural Developing Area is <br />2.5 acres; the five new lots are proposed to be larger than 2.5 acres. The total area of the parcet is- <br />27.01 acres. <br /> <br />Grading and Drainage: <br /> <br />The e~ension of 158'~ Lane w/il drain overland to the cul-de-sac where two catch basins will <br />transmit stormwater to a detention pond located on the western edge of Lot 5. The overflow <br />from rlzis catch basin will be discharged into wetland 341 VT. A perm.it will need to be obtained <br />from the Lower Rum River Water management Organization. The soils outside the wetland <br />access consist of Nymore and Anoka soil types w/th one class I soil when their slopes are [ess <br />than 12 percent. Su~2cient class I soils are present on Lots t, 4, and 5 to presume that two. <br />suitable soil' absorption sires are available. However, Lots 2 and 3 should have a septic system <br />site and a replacement site identified by a certified septic system designer. <br /> <br />The proposed lowest floor elevation of Lot 1 is 868.5. The wetland elevation is appro:dmately <br />870. The ordinary high water elevation of the wetland and the floodplain elevation must be <br />determined and submitted for review.. The lowest floor elevation should be above the high <br />~ound water e[evafion and must also be in accordance with.floodplain regulations. <br /> <br />Utilities: All lots will be sewed by on-site sewer and water. <br /> <br />Tree Preservation: The Prelim/nary Grading Plan identifies an area for tree preservation area. <br />While the City currently does not have a tree preservation oridinace, we encourage you to work <br />with CiU Staff ro identi~ additional areas for tree protection as the project goes forward. Please <br />contact Mark Boos at (763) 433-985.3 to discuss the matter further. <br /> <br />Park Dedication: The City's park Cledication fee is.$I,700 per omit. The City has the option for <br />tand, cash or a combination thereof. The City's'Park and Trail Plan shows a 75' foot wide or <br />greater trail corridor traversing west to east through this tract. A revised preliminary plat has <br />been subrmrred that shows a 75' trail corridor traversing west to east th.rough the tract. The <br />proposed trail is appro~ 4'dmatety 2.07 acres.
