We offer <br />following comments: <br /> <br />General: The site plan proposes to construct a 744. square foot addition to enclose the e>dsting <br />grill/bar and add a second stow for office use onto your e,-dsdng building located 7550 I-twy. 10. <br /> <br />Zoning: The site is zoned B-3 I-iighway Business and the use of the proposed addition is <br />consistent with the B-3 Zoning District. <br /> <br />Access: The addition will not require any new accesses to public sn'eets. <br /> <br />Building Size: The plan proposes'to' construct a 1500 square' feet square foot enclosed kitchen <br />and o¢fice space addition with a footprint of 744. square feet. Wi~ the addition, the total building <br />size of your facility will be 9,980 square feet. <br /> <br />Lot Coverage: The site is approximately 16.64 acres i.n size and City Code restricts building <br />coverage to 35 percent of the tot area, or 724,828 square feet in this case. With the footprint o£ <br />the of the existing building of 8,480 square feet, plus the area of the patio which is 6,240 square <br />feet, and the footprint of the addition of744 square feet, the total 10T coverage is 15,464 square <br />feet, which is si~maificantly under the allowable lot coverage standard. <br /> <br />Utilities: The property will continue to be served by an on-site septic and well system. <br /> <br />Setbacks: The proposed addition greatly exceeds the 35-foot front yard, 35-foot rear yard and <br />10-foot side yard setbacks esrabiished in the l-lighway Business District. <br /> <br />81- <br /> <br /> <br />
