Frank Yamoutpour <br />t 09 South 7t" Street <br />lv~ueapolis, MN 55402 <br /> <br />Re: <br /> <br />Site Plan - Sunfish Commons Convenience Gas/Car Wash/Fast Food Facility <br /> <br />Dear Mr. Yarnoutpour: <br /> <br />We are in receipt of a Site Plan, Landscape Plan, Floor Plan, and Exterior Elevations Plan <br />prepared by Design and Constructio'b LLC consisting of seven (5) sheets, dated July 12, 2002, <br />We offer the fbllowing comments: <br /> <br />General: The site plan proposes to develop a 3,498 square foot convenience store with gasoline <br />pumps, a 3,900 square foot car wash, and a 1,200 square' foot fast food facility on Lot 2, Block 1, <br />of Sunfish Commons. The site is located at the intersection of U.S. Highway 10 and Stmfish <br />Lake Blvd. (County Road #57). <br /> <br />Zoning: The site is zoned B-J Highway Bus/ness. CitYCode permits a convenience store with. <br />gasoline pumps, car wash, and fast food activites in the B-3 DistrSct. <br /> <br />Lot Coverage: The subject property is 1.6 acres (71,784 square feet) in s/ze. A porti0n'of the <br />property is located within 'the Critical River Overlay DiStrict and therefore subject to an <br />impervious surface restriction. In April of 2001 the Board of Adjustment granted, a variance to <br />the 30% impervious surface restriction allowing a maximum of 69% impervious surface on the <br />portion of the property located within the Critical River Overlay District. The site plan indicates <br />a total of 68.87% impervious surface coverage on the portion of the property located with/n-the <br />overlay district. <br /> <br />City Code restricts building coverage to 35% or 25,124 square 'feet in this case. The proposed <br />size of the multi,use facility is 8,598 square .feet, which equates to a building coverage of <br />approximately 11.9%. <br /> <br />11 <br /> <br /> <br />
