City Code also.requires a 20-foot landscape area adjacent to all public
streets. The site plan compiles with. this requirement along UiS. Hi,way 10. The applicant is
requesting a variance to the landscape requirement along Sunfish Lake Blvd. The site plan is not
providing for any landscape area adjacent to Sunfish Lake Blvd. The Board of Adjustment will
be reviewing a variance request on August I, 2002.

Screening: The abutting properties to the north, south, east and west are zoned busineSs and
City Code does not require screening.

LandsCaping: Landscaping comments will be provided at the Planning Commission meeting.

Pedestrian Transportation: in accordance with the platting of SunzSsb_ COmmons, an eight foot
bituminous trail is required along Sun_fish Lake Blvd. The developer wilt'need to provide an
easement, in recordable form, dedicat'-~g the trail to the City for punic purposes.

The pedestrian trail alignment must conform to the. standards established for bicycle trails
outlined in the ND. Dot Bicycle Transportation Planning and Design Guidelines. At a minimum
the edge of the trail must be t.6 feet from the face of any curbline.

ArehiteeturaI Standards: City, Code restricts building height to 35 feet., the proposed.building
will be 13 feet in height, wkich meets City standards. City Code restricts exterior wall' finishes to
natural or prefabricated br/ck or stone or pre-cast concrete panels or some other mater/al
approved by City Council. The buildin.g elevations indicate the facility Will be finished with a
combination of stucco, face'brick, and decorative concrete masonry units. Exterior £mishes
comply with Code~

Waste Storage: City ~Code requires that all solid waste and refuse receptacles shall be. stored
withSn a completely screened structure or located indoors. The site plan should be revised tO
indicate where the refzkse receptacles are proposed to be located.

AcCess: Access is provided to the lot from an existing access.point on County Road 57 (Stm_fish
Lake Blvd.). This access also Provides ingress and egress to the multi-tenant facility located
immediately west of the subject property. The traffic patterns for the site are such that the
proposed' development will direct traffic onto the adjacent lot, which has its access onto
Highway 10.

Because of the interdependence of bot'~fi these sites on the accesses of each other, a mutual
ingress/e,~ess easement should be prepared and will be required as a condition of site plan
approval.

!
I
I

I
I
I
I
.I
I
I
