The extent of tiffs cortr2ict is difficult, to quanti~. <br /> <br />Off-Street Parking - Design: In accordance with City Code, all driveways, off-Street parking <br />and maneuvering areas are proposed to be surfaced with bituminous and' finished with B-6/12 <br />concrete curbing. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one (1) parking, space for every 200 <br />square feet of retail space. In this case, the number of park_lng spaces required is 18; the site plan' <br />cornplies with this requiremeixt. City Code requires one (1) parking space for each three seats of <br />the fast food facility. The site plan is proposing a total of 45 seats, win/ch equates to 15 parking <br />stalls. The site plan complies Mth this requirement. ' -- <br /> <br />It, should be noted the adjacent property to the west, Sunfish Commons retail center, utilizes the <br />subject property for overflow parking'. Staff is concerned that the dense development Proposal <br />for the subject property will intensify the parking congestion.. <br /> <br />Lighting: Ail exterior commercial lighting must meet City standards, which require ~'cut-off" <br />type fixtures. Sh. op drawings of all proposed exterior hghting sb. ould be submitted for review an <br />approval. <br /> <br />Drainage and Grading: A gradiiag and drainage plan dated July 27, 2002 has been prepared bY <br />Barry Morgan, which proposes four additional catchbasins being placed on the east and south <br />perimeter of the site.. These catchbasins will discharge to existing 1 g-inch storm sewer pipes <br />which in mrn drain to the detention pond located on the northwest corner of the adjacent <br />property. This' detention pond-has been designed to handle runoff from the subject site. <br />A permit must be obtained from'the Lower Rum River Water Management Organization. <br /> <br />Signage: The site plan includes elevations and specs for signage on the subject property. The <br />City will review the proposed signage when a sign permit application has been submitted and the <br />applicable fees have been paid. It should be noted, City Code' allows One monUment/grOund Sign <br />per lot of record. <br /> <br />Storm Water Management Fee: The City has enacted a Stormwater Management Fee and the <br />current rate is $3,741.00 per commercial acre. The amount of Stormwat,er Management .Fee due <br />on the 1.64-acre parcel is $6,135.00. A cash payment will be required prior to the City issuing a <br />Building Permit. .,, <br /> <br />REU Number: The Residential Equivalent Unit (REU) will determine, the amount this <br />development will pay to the' City's storm water utilities. This number is based upon tlxe amount <br />of impervious area of the site. Once these areas are noted on the site plan, the REU can be <br />determined. The quarterly drainage utility charg~'~ilI be$25.20 per R_EU. <br /> <br /> <br />
