CASE # ~ <br /> <br />REQUEST FOR SITE PLAN REVIEW OF A GAS/CoNVENIENCE FACILITY <br />CASE OF FARIBORZ YAMOUTPO~; <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Frank Yamoutour is proposing to develop a convenience store With gasoline pumps, a car <br />wash, and a fast food facility on Lot 2, Block 1, Sunfish Commons, located at the comer <br />of Sunfish Lake BlVd. (County Road 57) and U.S. HighwaY 10. <br /> <br />The following items are enclosed for your informatiOn: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated July 26, 2002 <br /> <br />Notification: <br /> <br />Site Plans are not required to be subjected to public hearings. <br />Observations: <br /> <br />The subject property is 1.64 acres in size and zoned B-3 Highway Business. The <br />proposed convenience store, gasoline pumps, car wash, and fast food facilities are <br />permitted uses within the B-3 District. . <br /> <br />The applicant is proposing to construct a 3,498 square foot convenience store with <br />gasoline pumps, a 1,200 square foot fast food facility, and a 3,900 square foot car wash. <br />The car wash and fast food services will be integrally attached to the Convenience store. <br /> <br />City Code restricts building coverage to 35%; the site plan is proposing 11.9% bUilding <br />coverage. A portion of the property is located within the Critical R/ver Overlay District <br />and subject to a 30% impervious surface restriction. In April of 2001, Sunfish Commons <br />LLC, received a variance to the portion of the subject property located within the Critical <br />River Overlay District, to allow for. a maximum of 69% impervious surface coverage. <br />The site plan complies with the terms of the variance. <br /> <br />The proposed building exceeds the required frOnt, rear and side yard setbacks established <br />in the B-3 Business District. City Code requ/res.a 20-foot landscape area adjacent to all <br />public streets. The applicant is requesting the required landscape area be waived, along' <br />Sunfish Lake Blvd. The Board of Adjustment will be reviewing the var/ance request <br />pr/or to site plan review. <br /> <br />In accordance with City Code all driveways, off-street parkLng and maneuvering areas are <br />proposed to be surfaced with bituminous pavement and finished with B-6/12 concrete' <br />curbing. The site plan complies with the minimum parking :requirements established in <br />City Code. It should be noted that Sunfish Commons retail center (immediately west) is <br />currently utilizing the subject property for overflow parking.. Staff is concerned that the <br /> <br /> <br />
