'~ <br /> <br />The City Engineer has reviewed the traffic pattern for the proposed development and has <br />stated there is a potential for traffic conflicts between the car wash e,'dt and fast food <br />drive thru line. <br /> <br />City Code specifies that exterior wall finishes shall Consist of natural or prefabricated <br />brick or stone or pre-cast concrete panels or some other material approved .by City <br />Council. The structure wilt be constructed v,4th a stucco and brick finish; this complies <br />with City Code. <br /> <br />The site will derive access from Sunfish Lake Blvd. The applicant and the oWner of <br />Sunfish Commons retail center should discuss providing an access easement across Lot I <br />and Lot 2 to allow ingress and egress traffic between the lots. <br /> <br />The site will be serviced by municipal sewer and water facilities. <br /> <br />It should be mentioned that construction of the proposed facility will not be permitted to. <br />commence until the developer of Sunfish Commons, Sun.fish Commons LLC, has <br />recorded the approved plat of Sunfish Commons at Anoka County. <br /> <br />Recommendation: <br /> <br />The Planning Commission should review the site plan based on the comments outlined in <br />the Staff Review Letter dated July 26, 2002. <br /> <br />Site plan approval shouId be contingent upon the applicant receiving a variance to the 20- <br />foot landscape requirement along Sunfish.
