The sketch ptan consists of one (1) sheer dated July 22, 2002, prepared by Pioneer <br />Engineering. We offer the following comments: <br /> <br />General: The subject property is 43.05 acres m size and located on the northwest comer of <br />County Road 56 (Ramsey Blvd.) at County Road 1 I6 (Industry, Blvd.). The proposed rowuhome <br />development includes 16 eight-unit buildings, 6 sLx-Unit buildings, 25 four-un/t buildings, and 10 <br />single-family detached units for a total of 274 townhome units. The development will be subject <br />to a site plan review for all other aspects o£the proposal including but not Limited to architectural <br />standards, off-street parking, building setbacks, and landscaping. <br /> <br />Zoning: The subject, property is zoned R-2 and the proPosed townhome development is a <br />permitted use in the R-2 district. <br /> <br />Density: The subject property is 43.05 acres in size and the Sketch plan proposes to develop 274. <br />townhouse units. Gross density has been estimated at 6.13 units/acre; the wetland acreage will <br />need to be subtracted from the total project area and the net density recalculated, Max/mm <br />density in the R-2 District is 7 un/ts/acre. <br /> <br />Streets: The submitted plan shows the majority of the townhome un/ts will front onto private <br />streets. The private streets will outlet onto a public street that allows access to County Road 116 <br />and 149~ Ave. NW. Staff is recommending another access from the north be provided to the lot <br />located on the northwest comer of County Road 56 and COunty Road 116. It appears that the <br />private streets meet the 200-foot maximum length when a turnaround is not provided; this <br />information will need to be verified during preliminary plat review. All public roads are required <br /> <br /> <br />
