Sub. 5 <br /> <br />A. <br /> <br />1. <br /> <br />General Residential Performance Standards <br /> <br />Parking <br /> <br />The surfaces of parking stalls, ai.~les', and access driveways shall be constructed with blacktop or concrete and <br />properly maintained. Proper maintenance includes keeping the blacktop or concrete in good condition and free <br />from chuckholes and other types of surface cracks and breakage. <br /> <br />One parking stall shall not be less than 180 square feet in area, with a minimum width of nine (9) feet. <br /> <br /> Driveways and Access Roads <br /> <br />Townhome developments must provide at least one main thoroUghfare through the development and main <br />thoroughfares must be dedicated as public streets. Private streets are permitted when they serve as access driveways <br />from dwelling units to public streets and meet the required standards. <br /> <br /> a. Minimum private street width with no parking Permitted: 24 feet <br /> b. Minimum private street width with parking permitted on one side of street: 28 feet <br /> c. Minimum priVate.street width with parking permitted without restriction: 32 feet <br /> d. Max/mum private street length without a cul-de-sac provided: 200 feet <br /> e. Maximum private street length with a cul-de-sac provided: 300 feet <br /> <br />Edge of curb opening shall not be closer to nearest portion of a street fight-of-way intersection than 27 feet or 2/3 of <br />the lot width, wkichever is smaller (where a "T" intersection exists, a drive may be located opposite the end of the <br />intercepted street) <br /> <br />Minimum access drive angle to the street: 75 degrees <br /> <br />~ell ces ~ <br /> <br />Fencing or walls (except retaining walls) located in the front yard shall not exceed 4 feet in height. Fencing or <br />wails located in the side or rear yard shall not exceed 6 feet in height. Fences outside the 2020 MUSA are allowe~i <br />up to 8 feet in height in any yard but must be setback a minimum of 100 feet from the front property line unless <br />they have at least 75% clear visible opening. Fences may be constructed of barbed w/re to accommodate <br />agricultural activities and the raising of livestock and animals as defined.by City Animal Ordinance __. Existing <br />parcels within the MUSA that are currently used for agricultural activities or the raising of livestock and animals <br />also qualify under this provision. ,. <br /> <br />Fencing material shall only consist of wood or a chain link fence or other materials as approved by the Zoning <br />Administrator. <br /> <br />Fence frmning must face inward on the property. <br /> <br />Eo <br /> <br />Fencing must be located 100% on the property owners parcel. <br /> <br />Garbage Receptacle. Storage: <br /> <br />Outdoor garbage receptacles serving multi-family units must be in either the rear or side yard and.must be <br />screened from public view and adjoining properties. <br /> <br />Site Landscaping <br /> <br />Minimum Landscaping Requirements. All open space areas of a lot which are not used or improved for required <br />parking areas, drives or storage shall be landscaped with a combination of overstory trees, ornamental trees, shrubs, <br />flowers, ground cover, decorative walks, or other similar site design materials in a quantity and placement suitable for <br />the site. A reasonable attempt should be made to preserve as many existing trees as is practicable to incorporate them <br /> <br /> <br />
