5, <br /> <br />Sunflower Ridge has managed to achieve a 30 foot structure setback from aH plat boundaries. <br />City Staff has been applying a 15 foot building separation standard in townhome <br />developments; MI structures are at least 20 feet apart. <br /> <br />Densitw: The site plan shows a total of 126 units on 18.1 acres, exclusive of the wetland, <br />which equates to a net density of 6.9 units per acre. <br /> <br />Access: In accordance with.the newly adopted multiple family street policy, there will be at <br />least one public street spine through the neighborhood, with private driveway cotledtors <br />e,-c;ending off of the public streets. Ali of the private driveway collectors substantially <br />comply with the new policy. We are currently working with the Developer to achieve the <br />goal of minimizing the number of accesses onto the public streets. High densities of <br />driveways make it difficult for snow storage. In addition to the use of private driveway <br />collectors the Developer has designed the plat utilizing: common driveway-accesses to <br />.achieve the.goat of minimizing the number of accesses onto the public.streets. <br /> <br />7. Gradin~ and Drainage: The grading plan ii being reviewed as a part of the Preliminary Plat <br /> approval process. Refer to City Staff Preliminary'Plat Review Letter dated April 24, 2002. <br /> <br />8. REU Number: The City has enacted a quarterly drainage utility charge that is applicable to <br /> the proposed development. The total quarterly drainage utility charge for the proposed <br /> townhouse development Will be provided at the time the City receives the necessary <br /> information. <br /> <br />Landscapina: A Landscape Plan has been submitted and it does meet the City's minimum <br />standards. <br /> <br />10. Screening: City Code requires a I5 foot wide scree'ned buffer area when a multiple, family <br /> dwelling unit abuts a single family or a duplex district. The west plat boundary of Sunflower <br /> Ridge abuts a single family district. Therefore, screening is required along the west <br /> boundary of the plat and it must be at least' 5 feet in height. The Landscape Plan shows a <br /> berm along the western boundary of aPproximately 4 feet in height. <br /> <br />11. Waste Storage: City Code requires all garbage' receptacles to be screened from puMic view. <br /> Unless otherwise informed, it is assumed that each unit will have its own trash receptacle <br /> fi.om the selected' waste hauler. <br /> <br />I <br />I <br />I <br />i <br />I <br />I <br />I <br />I <br /> <br />12. <br /> <br />13. <br /> <br />Driveway Width' The driveway width is restricted to 20 feet at the public road frontage. <br />Al1 of the driveways onto public streets comply with this.restriction. <br /> <br />Off Street Parking, Design: Ail of the driveways must be paved with .bituminous or <br />concrete and the private streets or driveway collectors must be built to City standards, <br />including a B612 concrete curb and gutter. ~The preliminary grading plan identifies a <br />bituminous surface with a surmountable concrete curb. The grading plan must be modified <br />to reflect the use of B612 concrete curb and gutter. <br /> <br /> <br />
