14. Off Street Parking: Number; City Code requires 2 parking spaces for 2 bedroom units and <br /> 2.5 off-street parking spaces for 3 bedroom units. All of the units will be finished with 2 <br /> bedrooms, but also have the option for a 3~ bedroom. If all units were finished with a 3~d <br /> bedroom, a minimum of 315 off-street parking spaces would be required. All of the units <br /> contain a double garage with double driveway for 4 parking spaces per unit, or a total of 504 <br /> off-street parking spaces. There are an additional 16 off-street parking spaces provided in <br /> guest .parking nodes, for a grand total of 520 parking spaces. The pavement on the main <br /> public street spine will be 32 feet wide which allows for parking on both sides of the street <br /> according to City Code subdivision design standards. It is noted that the City will not <br /> maintain or plow parking nodes adjacent to public streets. <br /> <br />15. Utilities: The development will be served by municipal water and sanitary services. How <br /> these services will be provided to the project area is discussed in the preliminary plat review <br /> letter dated April 24, 2002. <br /> <br />16. Architectural Standards: Building Elevations have been provided to the City. The units <br /> will consist of 4 and 6-unit row style walkout units. The units will have an exterior of vinyl <br /> siding with brick accents around the entrances. The units meet the minimum square footage <br /> required under City Ordinances. The units will range from 1,361 to 1,875 square feet in <br /> finished space. Please provide the height of the townhome units. Under City Ordinances, the <br /> maximum height for structures is 35 feet. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br />20. <br /> <br />21. <br /> <br />Garage Space: City Code requires that garages be a minimum of 240 square feet' in size. <br />The site plan is showing all double garages at appro,,dmately 400 square feet each. <br /> <br />Minimum Floor Area: City Code requires minimum floor areas for 2 and 3 bedroom units <br />to be 650 and 775 square feet respectively. The main floor levels of the standard grade units <br />are 880 square feet and the total finished floor area is 1,361 square feet; there is the potential <br />for a total finished floor area of 1,875 square feet. The main floor levels of the lookout grade <br />units is 868 square feet and the total finished floor area is 1,356 square feet; there is the' <br />potentiaI for a total finished floor area of 1,500 square feet. <br /> <br />Street Lights: The Developer should make arrangements with ConneXUs Energy to install <br />the street lights and the developer will be responsible for the utility bill. The City Engineer <br />shall be provided with a copy of the street light layout for incorporation into the City street <br />light map. <br /> <br />Mailboxes: The placement, of the mailboxes for the townhome development should be <br />located within the private driveway collectors subject to the postal services ability to provide <br />service along private streets. Lf it is determined that the postal service will not provide <br />service on private collectors, the design and clustering of the mailboxes along the public <br />street is subject to the review and approval of the Streets Supervisor. ' <br /> <br />Sidewalk: Sidewalks are required along one side' of all non-cul-de-sac streets. The site plan <br />complies with this requirement. <br /> <br />110 <br /> <br /> <br />
