120 <br /> <br />22. Trails: A trail is required along the entire south plat boundary, parallel to Alpine Drive. The <br /> trail is shown on the site plan. <br /> <br />23. Green Space: During sketch plan review, Staff requested that there be an area of c. ommon <br /> open space that can be used for active or passive recreation within the neighborhood. As a <br /> guideline for minimum green space, Staff suggested following that which is currently <br /> proposed in the amendments to the Zoning Chapter: 40 % of the gross area of the project site <br /> should be open space, exc~lusive of roads, buildings, .parking lots and other hard surface areas, <br /> and wetlands; and 10% of the 40% should.be set aside as an identifiable common area for use <br /> by the residents of the development. In tho"proposed siandards, 7.4 acres of green space is <br /> required and the site plan indicates. 8.8 acres are proposed (exclusive of public roads'and their <br /> right-of-way, buildings private roads and driveways, and wetlands). The shggested common <br /> .open space amenity is 32,234 square feet; the site plan proposes two common areas tote/lng <br /> 23,079 square feet. <br /> <br />The Ramsey Planning Commission will be meeting immediately following the 7:00 p.m: Board <br />of Adjustment meeting on Thursday, May 2, 2002, at the Ramsey Fire Station #2, 15050 <br />Armstrong Blvd. NW, to review your proposed site-plan. I suggest that you, or your <br />representative, be present at the meeting to answer any questions that may arise.
