I <br />I <br />I <br />! <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />i <br />I <br />I <br />I <br />I <br /> <br />REQUEST TO REZONE PROPERTY FROM R-IR SINGLE FAMILY RURAL <br />TO R-1U SINGLE FAMILY URBAN RESIDENTIAL: <br /> CASE OF OAKWOOD LAND DEVELOPMENT <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Oakwood Land Development has submitted an application to rezone Lots 1 and 2, Block <br />1, Wildlife Sanctuary Addition from R-IR Single Family Rural to R-1U Single Family <br />Urban Residential. The rezoning would allow the applicant to redevelop the property <br />into single family, urban lots. <br /> <br />The following items are enclosed for your information: <br /> <br />1. Site location map <br />2. Proposed development plan <br />3. Proposed findings of fact <br /> <br />Notification: <br /> <br />State Law requires that the City notify property owners within 350 feet of the subject <br />property of the public hearing. Staff sent notices to property owners within 350 feet of <br />the subject property. <br /> <br />Observation: <br /> <br />Oakwood Land Development is requesting that the City rezone approximately 31.66 <br />acres from R1-R Single Family Rural to R-1U Single Family Urban. The rezoning would- <br />allow the property to be redeveloped into single family lots that will be serviced by' <br />municipal sewer and water services. <br /> <br />The 2001 Comprehensive Plan identifies this area for low-density residential <br />development and low density development has been established at 3 units per acre. The <br />City has received a preliminary plat proposing to subdivide the subject property into 42 <br />single-family lots. The net density for the project area' is 2.01 units per acre. <br /> <br />The City has also received a rezoning application from Ketsey Gustafson, wh° owns Lot <br />3, Block 1, Wildlife Sanctuary Addition (south of the subject' property), to rezone his <br />homestead from R1-R Single Family Rural to R-1U Single FamilY Urban. Mr. Gustafson <br />is in the process of redeveloping his homestead into 13 single-family urban lots. Property <br />located to the southeast is also owned by Oakwood Land Development: Oakwood'Land <br />Development has submitted an application to rezone the parcel from business to medium <br />density residential (proposed Sunflower Ridge development). The subject property is" <br />also bounded' by four 5 acre parcels located immediate south of the subject property <br />boundary line. The 5 acre parcels are currently zoned R-IR Single Family Rural, the <br /> <br />121 <br /> <br /> <br />
