We <br />offer the following comments: <br /> <br />I <br />I <br />! <br />I <br /> <br />General: The subject property is 31.66 acres in size and is generally located west of T.H. <br />#47 and south of River Pines subdivision. The preliminary plat presented is proposing to <br />replat Lots l and 2 of Wildlife Sanctuary Addition into 42 single-family urban lots. <br /> <br />It should be noted that the City is also reviewing development proposals for the remainder of <br />Wildlife Sanctuary to the southeast, Sunflower'Ridge to the south and Evergreen Point to the <br />southeast. The installation.of streets, sanitary sewer, municipal water and storm sewer will <br />have to be a coordinated effort between all four proposed development areas. · <br /> <br />2. Zoning:_The property is located within the M.U.S.A boundary and is currently zoned R-1R <br /> Rural Residential. The subj'ect property will need to be rezoned to R-1 Urban Residential in <br /> order for single family urban lots to be developed on the subject property. The City has <br /> received the required rezoning application and the Planning Commission will review the <br /> request on May 2, 2002. <br /> <br />3. Density: The 2001 Comprehensive Plan designates this area for low density single-family <br /> residential development and low density ,has been established at 3 units per acre. The goss <br /> density for the subject property is approximately 1.3 units per acre. Net density has been <br /> established at 2.01 units per acre. <br /> <br />135 <br /> <br /> <br />
