The preliminary plat is providing two cul-de~sacs into the <br /> development. An access to the south is being provided to allow for future residential <br /> development in the southeastern portion of the project area and in the proposed wildlife <br /> Sanctuary 3~ Addition. The proposed cul-4e-sacs do not exceed the 600-foot maximum cul- <br /> de-sac length. The preliminary plat should be revised to incldde the following street name <br /> change: 157h Lane should be shown as 157* Avenue. <br /> <br />The development of Lots 1, 2, 3, Block 4, cannot develop until Iodine Street has been <br />constructed in Wlldlife Sanctuary 3 ~ Addition. <br /> <br />Staff anticipates that MnDot will require State Highway #47 to be upgraded to include mm <br />lanes where 1SEh Lane intersects State Highway #47. Staff sent the preliminary plat to <br />MnDot for their review and comment, staff will forward M_nDot's comments upon receipt. <br /> <br />The street.plan should be modified as follows: <br /> a. The plan should be revised to meet the City regulations that require a 50-foot <br /> tangent between reverse curves. <br /> b. Temporary cul-de-sacs must be provided until connections are made to future <br /> streets. <br /> c. Horizontal and vertical curve information must be provided for all public <br /> roads and approved by the City Engineer. .. <br /> d. B618 concrete curb is required on all public streets. <br /> <br />Minimum cul-de-sac radius is 50 feet. Minimum cul-de-sac radius right-of-way is 6'5 feet <br /> <br />o <br /> <br />Lot Size and Dimensions: All of the lots meet the 10,800 sqUare foot lot area requir.ement <br />and 80 foot lot width, 90 foot lot width for comer lots, requirement measured at the building <br />setback. <br /> <br />Grading and Drainage: These comments are based on the Grading Plan that was prepared <br />on March 12, 2002 and revised on April 10, 2002. A drainage permit will be required from <br />Mn/DOT. The development will also require a permit from the Lower Rum River Water <br />Management Organization and MPCA. Evidence of the permits must be receiked before <br />gr. ading activities commence. <br /> <br />The City has requested that you work with the developers of the surrounding parcels in <br />coordinating among other things, grading and drainage plans.
