Horizontal and vertical curves <br /> <br />The City has enacted an ordinance that requires an elevation survey at the time of footing <br />inspection to ensure compliance with the approved final grading Plan. The gading plan shall <br />identify which type of house style (i.e. walkout; lookout, rambler, etc) is permitted on each <br />lot. No grades shall be flatter than .1.%. Grades flatter than 2% Mil. require a certificate of <br />grading prior to an occupancy permit being granted. The requirement for an elevation survey <br />on all footing inspections and the requirement for a certificate of grading on lots with less. <br />than a 2% grade shall be stated on the final grading plan.' <br /> <br />The City of Ramsey does not allow stormsewer pipe less than 15" unless it is for a dead end <br />catch basin lead. All pipes under roads and parking areas must maintain a minimum of 2.5 - <br />feet of cover over the top of the pipe. <br /> <br />The pond and outlet must be constructed and protected during Phase I and before any <br />building construction activitY takes place. <br /> <br />A final grading plan must be submitted as part of the final plat. Items to be-included Qn the <br />final grade plan are as follows: <br /> <br />Storm sewer size, type, inverts ant top of casting <br />.Comer lot elevations <br />Critical drainage swale and emergency overflow elevations <br />Drainage and utility easements <br />House style with detail and table that includes house type, low floor elevation, garage floor <br />elevation, lowest opening elevation, 100-year flood elevation, street center line elevations, <br />and front and rear yard slopes. <br />Detail of aprons (Class III required) <br />Detail of house style <br />Coordination with Wildlife 3rd for storm sewer <br /> <br />Easements. The standard I0 foot drainage and utility easements (5 feet On common'property <br />lines) must be provided around the perimeter of all lots. Any. wetlands located on the <br />property must also be delineated and dedicated as drainage easements. A 20 foot easement is <br />required over all storm sewer pipes.
