The development will be served by municipal water and sanitary sewer. Options for <br />service are: a) developer ex'tend sewer trunk and any costs incurred above and beyond the <br />sewer and water trunk fees due would be the responsibility of the. developer; b) the developer <br />can wait for the interceptor; c) developer can-work out a lift station plan with surrounding <br />developments that could be vacated when the interceptor gets to the area. <br /> <br />The Developer has opted to plan for a lift station that would be deep enough to s~rve all four <br />developments (Wildlife Sanctuary 2"d and 34, Evergreen Point, and Sunflower Ridge). This <br />lift station, has been proposed to be located on the north side of an adjacent Plat. I£one of the <br />above mentioned plats does not get approval, the plan' will need to be modified. There needs <br />to be an easement large enough (i00 fi) to accommodate the interceptor when it gets to the <br />area. All utilities must be extended to the end of the plat on all stub streets. .. <br /> <br />The City charges $562.00 dollars per lot for sewer trunk charges and $1;252.00 per <br />residential lot for water trunk charges. These fees must be paid prior to recording the plat. <br /> <br />Tree Preservation. The Preliminary Grading Plan identifies e>dsting tree stands and tree <br />preservation areas. According to the Tree Preservation Plan, the Iots will be custom graded <br />in order to save as many trees as the new homeowner desires. The addition of one 2.5 inch <br />dbh tree to the front of each lot is provided with the exception of Lots 1, 2, 3, Block 4. The <br />preliminary plat should be revised accordingly. <br /> <br />Sidewal 'ks. The preliminary plat is providing for a sidewalk along Krypton Street and 157m <br />Avenue; this meets City requirements. <br /> <br />Trail Development: An eight foot bituminous trail is being proposed along the south side of <br />156'h Lane, which, tums south into Iodine Street. A bituminous trail .has also been provided <br />along the eastern side of I6dine Street. The Park and Recreation Commission reviewed the <br />sketch plan at their. April meeting. The Commissi'on recommended'that the Developer work <br />with Staff reg.arding the best location of the bituminous trail within the development. <br /> <br />Sound Mitigation: The City has engaged the services of SKF Consulting firm to review <br />sound mitigation measures that will be required in order to comply with MPCA's noise' level <br />standards along State Highway ~47. The cost of the sound mitigation study is $2,000 dollars <br />and will be billed to the applicant's escrow account. <br /> <br />Phasing Plan: As stated above, the City is in the process of reviewing a residential <br />development to the south (Wildlife Sanctuary 3"~ Addition). The development of Wildlife <br />Sanctuary, 3ra Addition is dependent upon final plat-ting and construction of Iodine Street in <br />Wildlife Sanctuary '2na Addition.
