Tl~e <br />preliminary plat consists of six sheets prepared b? Alliant Engineering.dated April 9, 2002 and <br />revised April 22, 2002. We offer the following comments: <br /> <br />I. General: The subject property is 7.50 acres in size and is generally located west of T.H. <br /> #47. The preliminary plat is proposing to replat Lot 3, Block 1, Wildlife Sanctuary Addition, <br /> into 13 single-family urban lots. <br /> <br />It should be noted that the-City is also reviewing deVelopment proposals for the remainder 'of <br />Wildlife Sanctuary to the northwest, Stlnflower Ridge to the south and Evergreen POint to the <br />southeaSt. The' installation of streets, sanitary s.ewer, municipal Water and storm sewer will <br />have to be a coordinated effort between all four-proposed development areas. <br /> <br />Zoning: The property is located within the M.U.S.A boundary and is currently zoned R-IR <br />Single Family Rural Residential. The subject property will need to be rezoned to R-1 Single <br />Family Urban Residential in order for single family urban tots to be developed' on the subject <br />property. The City received a rezoning application in conjUnction with submittal of the <br />preliminary plat: Tl~e Planning Commission will' review the rezoning request on May 2, <br />2002. <br /> <br />Density: The 2001 Comprehensive Plan designates this area for low density single family <br />residential development and low density has been established, at 3 units per acre, The gross <br />density is approximately 1.7 units per acre.
