158 <br /> <br />Access and Streets: The Building Official has reviewed the plat and has the following <br />comments related to the names of the streeet: Helium Street should be revised to Iodine <br />Street and Helium Court should be revised to Iodine Court. <br /> <br />Staff has received a preliminary plat for the development of Wildlife Sanctuary 2"4 Addition <br />(located north of the subject property), .from Oakwood Land Development, which, is <br />proposing to extend Iodine Street to the south [n order for Wildlife Sanctuary 3~ Addition to <br />have public access. Iodine Street is proposing to be extended to the southwest comer of <br />Wildli£e Sanctuary 3r~ Addition, this wi]l allow furore development to the west to occur.. The <br />preliminary plat is also proposing a cul-de-sac that will extend to the east of Iodine Court that <br />will service approximately 6 lots: <br /> <br />Staff anticipates that .MnDot will require State Highway #47 to be upgraded to' include Ief~ <br />and right mm lanes where 156~' intersects State Highway #47. Staff sent the sketch plan of <br />Wildlife Sanctuary 2"d Addition and Wildlife Sanctuary 3~ Addition to MnDot for their <br />review and comment. <br /> <br />The street plan should be modified as follows: <br /> a. The plan should be revised to meet the City regulations that require a 50-foot <br /> tangent between reverse curves. <br /> b. Temporary cul-de-sacs must be provided until connections are made to future <br /> streets. <br /> c. Horizontal and vertical curve information must be provided for all public <br /> roads and approved by the City Engineer. <br /> d. B618 concrete curb is required on ail public streets. <br /> <br />I <br />I <br />I <br />I <br />I <br /> <br />Minimum cul-de-sac radius is 50 feet. Minimum cul-de-sac r~.dius, right-of-way is 65 feet <br /> <br />5. Lot Size and Dimensions: Ail of the lots meet or exceed the 10,800 square foot area <br /> requirement and 80 foot lot width requirement. City Code require's comer lots to be 90 feet <br /> in width at the building setback line. It appears that Lot 10, Block I is deficient of this <br /> requirement. <br /> <br />6. Grading and Drainage: These comments are based on the Grading Plan that was prepared <br /> on April 1.9, 2002 and revised on April 22, 2002. A drainage permit will be required fi.om <br /> Mn/DOT. The development will also require a perm/~ fi.om the Lower Rum River Water <br /> Management Organization and MPCA. Evidence of the permits must be received before <br /> grading activities commence. <br /> <br />The City has requested that you work with the developers of the surrounding parcels in <br />coordinating among other things, grading and drainage plans.
