Drainage of north half of your development <br /> <br />The City has enacted an ordinance 'that requires an. elevation survey at the time of. footing <br />inspection to ensure compliance with the approved fma! grading plan. The grading plan shall <br />identify which type of house style (i.e. walkout, lbokout, rambler, etc) is permitted on each <br />lot. No gades shall be flatter than 1%. Grades flatter than 2¥0 will require a' certificate of <br />grading prior to an Occupancy.permit being granted. 'The requirement for an elevation,survey <br />on all footing inspections and. the requirement for a certificate of grading on lots with less <br />than a. 2% grade'shall be stated on the final grading plan. <br /> <br />The City of Ramsey does not'allow stormsewer pipe less than I5" unless it is for adead end <br />catch basin lead. All pipes under roads and parking areas must maintain a minimum of 2.5 <br />feet of cover over the top of the pipe. <br /> <br />The pond and outlet must be constructed and protected during Phase I and before any <br />building construction activity takes place. ' <br /> <br />A final grading plan must be submitted as part of the final plat] Items to be included on the <br />final grade plan are as follows: <br /> <br />a. The standard l0 foot drainage and utility easements (5 feet on common property <br />lines) have been provided around the perimeter of all tots except for Lot 2, Block 2, and Lot <br />3, Block 2. The preliminary plat shOuld be revised to include the 5 foot drainage and Utility <br />easement along the common boarder of Lots 2 and 3 of Block 2. Ail wetlands on the <br />property must be delineated and dedicated as drainage and utility easements.
