160 <br /> <br />I0. <br /> <br />Utilities. The development will be served by municipal water and sanitary sewer. Options for <br />service are: a) developer extend sewer trunk and any costs incurred above and beyond the <br />sewer and water trunk fees due would be the responsibility of the developer; b) the developer <br />can wait for the interceptor; c) developer can work out a lift station plan with surrounding" <br />developments that could be vacated When the interceptor gets to ;rte area. <br /> <br />The Developer has opted to plan for a lift station that would be deep enough to serve all four <br />developments (Wildlife Sanctuary 2"d 'and 3~, Evergreen Point, and Sunflower Ridge). Tiffs <br />lift station has been proposed to be located on the north side of an adjacent plat. If one of the <br />above mentioned plats does not get approval, the plan will need to be modified.- There needs <br />to be an easement large enough (100 ft) to accommodate the interceptor when it gets to the <br />area. All utilities must be extended to the end of the plat on ali stub streets. <br /> <br />The City charges 2562.00 dollars per tot for sewer trunk .charges and $1,252.00 per <br />residential lot for Water trunk charges. These ,fees must be paid prior to recording the plat. <br /> <br />Tree Preservation. The preliminary plat is providing for tree save areas'. Tree preservation <br />methods will be further addressed during final plat review. The addition of one 2.5 inch dbh <br />tree to the front of each lot has been provided in accordance with City standards. <br /> <br />I <br />I <br />I <br />1 <br />I <br /> <br />Sidewalks. The preliminary plat is providing for an eight foot bituminous path along Helium <br />Street instead of a five foot sidewalk. <br /> <br />11. <br /> <br />Trail Development: The sketch plan was forwarded to the Park and Recreation Commission <br />at their April meeting. The Commission recommended that the Developer work with Staff <br />regarding the exact location of the-bituminous trail. <br /> <br />12. Sound Mitigation: The City has engaged the serviCes of SR_F Consulting firm to review <br /> sound mitigation measures that will be required in order to comply with MPCA's noise level <br /> standards along State HighWay.#~7. The cost of the sound mitigation study is $21000 dollars' <br /> -and will be charged to the applicant's r,esponsibility escrow account. <br /> <br />13. Stormwater Management: The City has established a storm water management fee that <br /> must be paid prior to release of the final plat for recording. The current rate is $375 per lot. <br /> <br />14. <br /> <br />Park Dedication: The sketch plan was forwarded to the April Park and Recreation <br />Commission meeting for a recommendation on park' dedication. The Commission <br />recommended that park dedication be futfilled by a cash payment. <br /> <br />15. Final Plat: Since the development of Wildlife Sanctuary 3ra Addition is contingent upon the <br /> development time frame of Wildlife Sanctuary 2"a Addition; final Plat for Wildlife Sanctuary <br /> 2"a Addition will need to be done in conjunction with Wildlife Sanctuary ya Addition. <br /> Construction of Iodine Street and development of the lots cannot commence until <br /> construction Iodine Street located in Wildlife Sanctuary 2"d Addition has been completed. <br /> <br />I <br />I <br />I <br />I <br />i <br /> <br />I <br />I <br />I <br /> <br /> <br />
