This meets the intent of City Code. <br /> <br />Grading and Drainage: These comments are based on the Grading Plan that was prepared on <br />February 12, 2002 and revised on April' 22, 2002. A drainage permit will be required fi~om <br />Mn/DOT. The development will also.require a permit from the Lower Rum River Water <br />Management Organization and Iv~CA. Evidence of the permits must. be received before <br />grading activities commence. <br /> <br />The City has requested ~hat you work with the developers of the-Surrounding parcels in <br />coordinating among .other things, wading and drainage plans.- Specifically, you: shoUld <br />coordinate with the developers of Sunflower Ridge on the following matters: <br /> <br />a. Outlets to the wetlands. <br />b. Overflow to the Rum River <br />c. Street grades <br />d. Horizontal and vertical curves <br /> <br />The City has enacted an ordinanCe that requires an elevation survey at the time of footing <br />inspection to ensure compliance with the approved final grading plan. The grading plan shall <br />identify which type of house style (i.e. walkout, lookout, rambler, otc) is permitted on each <br />lot. No grades shall be flatter than 1%. Grades flatter than 2% will require a certificate of <br />grading prior to an occupancy permit being granted. The requirement for an elevation survey <br />on all footing inspections and the requirement for a certificate of grading on lots with less. <br />than a 2% grade shall be stated on the.final grading plan. <br /> <br />Drainage patterns around the buildings must be more clearly detail'ed. The Grading Plan ' <br />indicates that a certificate of grading will be required at the following locations: Block 2, <br />Lots 47-5'6; Block 3, Lots.19-26, 2%34 and 35-42. <br /> <br />The City of Ramsey does not allow stormsewer pipe less than 15" unless it is for a dead end <br />catch basin lead. All pipes under roads and parking areas must maintain a minimum of 2.5 <br />feet of cover over the top of the Pipe. <br /> <br />Another structure should be added to provide an outlet to Block 1. ~ <br /> <br />The pond and outlet must be constructed and protected during Phase I and before any <br />building construction activity .takes place. <br /> <br />183 <br /> <br /> <br />
