184 <br /> <br />Preliminary Plat Review: Evergreen Point Townhomes <br />April 26, 2002 <br />Page 4 of 6 <br /> <br />A final grading plan must be submitted as part of the final plat. Items to be included on the <br />final grade plan are as follows: <br /> <br />Storm sewer size, type, inverts ant top of'casting <br />Critical drainage swale and emergency overflow elevations <br />Drainage and utility easements <br />House style with detail and table that includes house type, low floor elevation, garage <br />floor elevation, lowest opening elevation, 100-year flood elevation, street center line <br />elevations, and front and rear yard slopes. <br />Detail of aprons (Class ILl required) <br />Backyard ponding elevations for 100 year event <br />Avoid cafch basin locations in parking nodes <br /> <br />Drainage and Utility Easements: The standard drainage and utiIity easements are proposed <br />around the perimeter of the plat. In accordance with City policy, the wetland and stormwater <br />ponds are also proposed to be encumbered with drainage and utility easements. Mn/DOT has <br />made note o'f an existing temporary easement in the northwest comer of the plat that expires <br />t2-1-05, and that no work can be done in this area. City Staff is requesting that the <br />Developer pro.vide additional information regarding the easement. The proposed easements <br />over the sewer and water utilities comply with the Utility Plan. <br /> <br />UtiliW Plan: The development Will be served by municipal water and sanitary sewer. Options <br />for service are: a) developer extend sewer trunk and any costs incurred above and beyond <br />the sewer and water trunk fees due would be the responsibility of the developer; b) the <br />developer can wait for the interceptor; c) developer can work out a lift station plan with <br />surrounding developments 'that could be vacated when the interceptor gets to the area. You <br />have opted to plan for a lift' station that would be deep enough to.Serve all four developments <br />(Wildlife Sanctuary 2~d and 3rd, Evergreen Point, and Sunflower Ridge). This lift station has <br />been proposed to be located on the north side of an adjacent plat. If one of the above <br />mentioned plats does not get approval, the plan will need' to be modified. There needs to be <br />an easement large enough (100 ft) to accommodate the interceptor when it gets to the area. <br />All utilkies must be extended to the end of the plat on all stub streets. <br /> <br />Additional Utility COmments: ~- Hydrants should be placed at end of deadend stubs for flushing purposes <br /> ,v.
