.5. <br /> <br />Grading. Final slope grades shall not exceed 3.5:1 unless' terracing of retaining walls are approved. Berming for <br />parking lots and open space areas shall not exceed a slope of 3:1. <br /> <br />6. Required Ground Cover. In this district, all areas not otherwise improved in accordance with approved site plans <br /> shall be sodded. Noxious weeds do not constitute allowed ground cover in any district. <br /> <br />7. Irrigation. All landscaped areas shall include underground irrigation systems. Exceptions to this requirement <br /> include landscaped areas that are lef~ in a natural state. <br /> <br />Open Space. Each townhouse development shall have at a minimum, 40% open space for the enjoyment of its <br />residents that may be held .as private lots or in common areas. Qualifying areas include grassed lawns, landscape <br />areas, gardens, natural areas, landscape roch, mulch, wetlands, and ponding areas. Of the 40% open space, 10% is to <br />be dedicated as an identifiable common area for use by residents of the development. <br /> <br />G. Screening <br /> <br />1. Bufferya?ds: The table below establishes the minimum bufferyard and additional plantings required when a higher <br />density zoning district is adjacent to a lower density zoning.district. The screening requirements are .applicable when any <br />portion of a property with a higher zoning designation shares a property line with a lower zoning designation. Within that <br />bufferyard, an additional percentage of landscaping is also required as based on the minimum landscape plantings. The <br />additional percentage of Plantings required is to be planted within the bufferyard. <br /> <br /> Existing Develolpment <br /> R- 1 R-2 R-3 <br />R-2 30 fi <br />% Increase 10% - <br />Required <br />R-3 40ft 30ft <br />% Increase 20% 10% <br />Required <br /> <br /> The additional landscaping materials shall be in addition to the number of plantings required in the site <br /> landscaping section of this district and shall be located within the required bufferyard. <br /> <br /> Screening in accordance with Section of 9.11.09 of Ramsey City Code. <br /> <br /> Lighting: <br /> <br />Any lighting used to illuminate an off-street parking area, sign or structure, shall be arranged to deflect light <br />away from any adjoining residential district or public street. Bulbs emitting in excess of 3000 lumens (150 <br />watts) shall be so directed that the bulb is not visible from off of the property where such light source is <br />located. <br /> <br /> Exterior Building Materials: <br /> <br /> The type of building materials used on exterior wails shall be face brick, natural stone, stucco, aluminum, steel, or <br /> vinyl siding, wood, masonite, or other compatible residential materials that may be approved by the Planning <br /> Commission and Council. <br /> <br />15 <br /> <br /> <br />
