If this is not the case, the site plan should be modified to <br />reduce driveway width atthe street to 20 feet'. <br /> <br />Off Street Parking, Desi.~n' All of the driveways must be paved with bituminoUs or concrete <br />and the private streets or driveway collectors must be built to City standards, include a 6/12 <br />concrete curb and gutter. <br /> <br />Off Street Parking, Number:' Although :it is.not proposed, all 0f the units have the space <br />potential for 3 bedrooms. City-Code requires 2.5 off-street parking spaces for 3 bedroom <br />units. Therefore, if all 110 units contained 3 bedrooms, the 'minimum number of parking <br />spaces required is 275. There are 83 double garages with double-wide driveways, and 29 <br />single garages with single driveways which equates to 390 off-street parking spaces. There <br />are also 49 additional parking spaces provided in various nodes along the streets. The total <br />number of off-street parking spaces provided is 439. <br /> <br />Utilities: The development will be served by municipal water and sanitary services. Please <br />refer to City StaffPreliminary Plat Review Letter dated April 26, 2002. <br /> <br />Architectural Standards: Limited information has been provided regarding the building <br />plans. The City has received floor plans and elevations for the 4-uit buildings. The 4-unit <br />buildings will be vinyl siding with brick accents on the front elevation. Each unit will be 'at <br />least 889 square feet in size. If the lower level of the units are finished, a there will be a total <br />of 1,523 square feet of finished area in each area. Tile proposed sizes for the 4-units meet the <br />minimums prescribed in City Code. Please provide floor plans and elevations for the twozunit <br />buildings. <br /> <br />Laundry Facilities: Each unit Should have space for laundry facilities. <br /> <br />Garaqe Space: City Code requires that garages be a minimum of 240 square feet in size. <br />The site plan is showing single garages at-252 square feet and double garages at 324 square <br />feet. <br /> <br />Street Lights: The DevelOper should make arrangements with Connexus Energy to install <br />the street lights and the developer will be responsible for the utility bill. The City Engineer <br />shall be provided with a copy of the street light layout for incorporation into the City street <br />light map. <br /> <br />201 <br /> <br /> <br />
